      <title>I Had to Chuckle at This Active Rain Newsletter Ad in Light of 3 Accepted Offers Today!</title>
      <description>&lt;p&gt;So by now I would guess most people have seen the ads that are being posted as part of the Active Rain Newsletter.&amp;nbsp; I have to admit, though, that&amp;nbsp;my curiosity was piqued when I saw this one tonight.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Mary Jones just sold 5 houses this month...This Could and Should be YOU,... Learn How Here.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Well, while my curiosity was piqued, I never clicked on the ad to see what it was all about.&lt;/p&gt;
&lt;p&gt;You see, I was blessed with three accepted offers today.&amp;nbsp; Our average price on a SOLD property for Douglas County Kansas is $185,000 and sellers for the past three months have been getting over 98% of their asking price (up from 89% of their asking price in June 2007).&amp;nbsp; My three accepted offers were $100,900 Lawrence Kansas Real Estate (foreclosure) closing on or before August 7th, $234,500 Lawrence Kansas Real Estate (foreclosure) closing on or before August 7th, and $190,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before August 15th.&amp;nbsp; While I'm not helping the county average by having $167,167 average SOLD price for these three places; it's not bad considering that two of these were foreclosures.&lt;/p&gt;
&lt;p&gt;I realize Realtors in other areas of the country can do a single transaction that is more than these three but $501,500 worth of accepted offers in a day is a pretty good month or two here; no less a super fantastic day.&lt;/p&gt;
&lt;p&gt;So far this month I have closed on a $330,000 home on a&amp;nbsp;July 14th Lawrence Kansas Real Estate (non-foreclosure) and&amp;nbsp;a $410,000 home on July 14th Baldwin Kansas Real Estate (non-foreclosure).&amp;nbsp; Besides the three closings mentioned above for the accepted offers, I also have a $160,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before&amp;nbsp;July 21st, a $180,000 Eudora Kansas Real Estate (non-foreclosure) closing on or before&amp;nbsp;July 31st, and a $200,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before&amp;nbsp;August 2nd.&lt;/p&gt;
&lt;p&gt;Between all of these, from July 14th to August 15th, just 1 day more than a month, I will have SOLD 8 homes so maybe you can see why I chuckled at the Active Rain newsletter ad that said &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Mary Jones just sold 5 houses this month...This Could and Should be YOU,... Learn How Here.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I don't know what Mary Jones is doing but I know what I am doing and it involves hard work, having a strong online presence, listening carefully to my clients, and providing outstanding service.&lt;/p&gt;
&lt;p&gt;I agree with the ad that says &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;This Could and Should be YOU&lt;/span&gt;&lt;/strong&gt;!&amp;nbsp; May we all get busy and aim for at least five homes SOLD per month.&amp;nbsp; If Mary Jones can do it, we should be able to help clients to buy a home or sell a home too (times five!!).&lt;/p&gt;
&lt;p&gt;I'm sure there are many Active Rainers who have sold many more homes than I have over the past month.&amp;nbsp; Share your successes below and so consumers will see that in spite of the evening news, real estate sales are alive and well.&amp;nbsp; Sellers who have Lawrence Kansas real estate homes for sale should not be afraid to put their home on the market.&lt;/p&gt;

&lt;p&gt;Feb 2008 brought the sale of 41 homes (due to snow?); Jan 48, Dec 42, and Nov 74 homes for sale were SOLD&lt;/p&gt;
&lt;p&gt;Baldwin (1) homes for sale were SOLD avg. price $146,000&lt;/p&gt;
&lt;p&gt;Eudora (5) homes for sale were SOLD&amp;nbsp;avg. price $164,080&lt;/p&gt;
&lt;p&gt;NW Lawrence (16) homes for sale were SOLD avg. price $213,441&lt;/p&gt;
&lt;p&gt;NE Lawrence (5) homes for sale were SOLD avg. price $109,175&lt;/p&gt;
&lt;p&gt;SW Lawrence (8) homes for sale were SOLD avg. price $264,737&lt;/p&gt;
&lt;p&gt;SE Lawrence (4) homes for sale were SOLD avg. price $143,563&lt;/p&gt;
&lt;p&gt;Rural Lawrence (2) homes for sale were SOLD avg. price $511,950&lt;/p&gt;
&lt;p&gt;$780,000 was the highest price and $55,000 was the lowest price of Lawrence Kansas Real Estate SOLD&lt;/p&gt;
&lt;p&gt;Average DOM (days on market) was 143 vs Jan 119, Dec 150, Nov 117 with homes receiving 96.94% of avg. ask price vs Jan's 95.96% and Dec's 94 % which shows seller's position is getting stronger. 635 homes are on the market (same as last month) vs. 760 in Dec. (41 new homes).&lt;/p&gt;
&lt;p&gt;$210, 814 was the average price for the county for February, Jan - $209,730, Dec - $194,078, and Nov - $246,654&lt;/p&gt;
&lt;p&gt;1 had 5 or more bedrooms&lt;/p&gt;
&lt;p&gt;14 had 4 bedrooms&lt;/p&gt;
&lt;p&gt;19 had 3 bedrooms&lt;/p&gt;
&lt;p&gt;5 had 2 bedrooms&lt;/p&gt;
&lt;p&gt;1 had 1 bedroom&lt;/p&gt;
&lt;p&gt;1 had 5 or more bathrooms&lt;/p&gt;

      <title>705 N. Huntington Court, Lawrence, KS  66049</title>
      <description>&lt;p&gt;I remember the first time I encountered a &lt;a href="http://en.wikipedia.org/wiki/Roundabout" title="Roundabout in Lawrence Kansas Real Estate" target="_blank"&gt;roundabout&lt;/a&gt; while driving (in Lawrence, nonetheless).&#160; Somehow, my driver's education course in high school neglected to properly instruct me on the proper technique of maneuverment within one.&#160; I slowly circled the loop and missed my turn.&#160; Not wanting to look foolish, I took another turn, only to have to return for a second, successful, attempt.&lt;/p&gt;
&lt;p&gt;Lawrence has roundabouts popping up all around town, one not far from the house below, in fact.&#160; The KU campus has one at a main entrance that contains a fountain (that has often been bubbled or koolaided) and more are being constructed every year.&#160; Most are fairly new (try to find some on the satellite view on Google maps and you won't find more than a couple long-standing ones).&lt;/p&gt;
&lt;p&gt;For the record, I like roundabouts.&#160; They seem to have a European elegance to them and Lawrence does a beautiful job landscaping them (and posting clear directions for the uninformed).&lt;/p&gt;
&lt;p&gt;My two-story listing below has at least a couple roundabouts in sight... so any roundabout-impaired buyers beware!... but do enjoy as well.&lt;/p&gt;
