September 2007 brought the sale of only 49 Douglas County homes which was way down from last month's 136 homes and July's 184 homes. Average DOM (days on market) was 94 which is up from 74 from last month. Homes being SOLD for the next several months, on average, should take at least three months to sell. When you subtract the usual 30 days until closing, homes are really only on the market for about 64 days. Lawrence Kansas Real Estate had only 43 homes sell this past month with an average price $202,208. This was way down from 115 in August with an average price $191,756 and also July which had 155

This was down from June which had 65 homes sell with an average price of $233,517. There was one home that SOLD in the this area for $48,000 that brought down the average price so much. June 2007 brought the sale of 65 Northwest Lawrence Kansas homes which almost doubles the 33 homes SOLD in May. In May the average was $206,403 but this past month the average was $233,517. Northwest Lawrence Kansas real estate traditionally has the largest number of SOLD homes each month in the county and also will usually have the highest average price of homes SOLD. June 2007 brought the sale of 22 Northeast Lawrence Kansas homes vs. the 21 homes SOLD in May. In May the average was $158,639 but this past month the average was only $153,157. Like I said in the Kansas Market forecast for 2007, I don't have a crystal ball and I have no guarantee on the following predictions but I believe the Douglas County Kansas real estate market is heading for a great year. I believe that due to lower interest rates that I believe are coming in 2007 the Douglas County Kansas real estate market will see one of its best three years ever in sales. I do not believe it will be a record year but will probably come in at #3 because of the high inventory of homes on the market at
