"Are You Crazy?" may seem a bit drastic when approaching Lawrence Kansas and the surrounding area FSBO (For Sale By Owner) homes for sale sellers but I have to wonder if you are?
As Realtors and agents, we are trained to take precautions in who we go out to meet to show houses but I don't believe you as the average home owner consider the risk of just letting a person who drives up to your house and asks to see your Lawrence Kansas homes for sale.

In talking with dozens of Lawrence, Kansas, Homes for Sale, For Sale By Owner, FSBO owners I have learned some things from them.  Many have decided to sell a home themselves to:
1) Save the commission.
2) Need the highest amount of money possible when selling a home to be their down payment for the next home they want to buy.
3) Got poor treatment or service from a Realtor at some point in the past so decided they would be a For Sale By Owner FSBO owner rather than get bad service from another Realtor.

Unrepresented Sellers aka FSBO's (For Sale By Owner) most of the time will have no clue on where to properly price their home for the market they are in.
I recently found an Unrepresented Seller's home that the comparables for it in quality, location, and features had the home at around $250,000.  Would it shock anyone to know the asking price was well over $300,000?

Thinking of Listing Your Home Yourself and Saving the Listing Fee?  You would be surprised how many FREE and low cost services are available to you when you decide to list your home yourself.  Why pay 6%, 7%, or 8% or more when you could get by with a no fee listing, a low flat fee listing, or a 3%, 4%, or 5% "bring a buyer" fee?  You are the boss!  You decide whether you will pay nothing or exactly how much you want to pay to help market your home.

fsbo: Winning over FSBO's Tip 3 - 10/13/06 10:08 AM
In Tip 2, I promised to tell you some of the things (sorry, not all of my secrets will be given out) I include in my FSBO kit.
1) Safety tips for selling their home FSBO2) Tips on how to price their home right3) Reports for them to generate interested buyers (Tips on Financing, School Information, Moving, etc.)
This should be enough to get your creativity going.  Good luck and as I said in Tip 1, every FSBO you talk to is making you rich so just go out and do it.

When you go to a FSBO (read Tip 1), make sure you take something with you to leave with them that will help them sell their home.  While there is a chance that you will actually help them enough to sell their home, statistics are just plain against the success of selling as FSBO.  If 9 out of 10 FSBO's end up signing with a Realtor®, you are going to want to be the one they remember.  Some people have made up a kit that is left with them called a First Aid Kit of things that they will need to … (3 comments)

The first thing you have to convince yourself of is to actually track down the FSBO (For Sale By Owner) and talk with them.  If you do this often enough, you should be able to track your listing ratio.  Let's say you talk with 20 FSBO's and you get 2 listings.  Let's also say your average commission is $2000.  If my math is correct this means that for every FSBO you talk to you are actually making $200.  That is not bad for a few minutes of explaining your services.  Sure, you have more time and expense on the ones you … (0 comments)
