I have found $275,000 homes for sale for $215,000 for a buyer.
I have found $215,000 homes for sale for $131,900 for a buyer.
I have found $99,000 homes for sale for $25,000 for a buyer.
I have found $176,000 homes for sale for $126,000 for a buyer.
These are county verifiable transactions.
I have found similar great bargains with motivated sellers, short sales, and foreclosures and I need some investors to buy them … (0 comments)

investors: Lawrence Kansas Real Estate Foreclosure Bought at Half Price!! - 08/17/08 04:05 PM
814 E. 13th St, Lawrence Kansas real estate came on the market February 25th, 2008 for $187,900 as a foreclosure.  The price was adjusted to $179,900, then $174,900, then $149,900, then $129,900, then $124,900, then $106,900, then $100,900 which was when I brought an offer in for $91,750. 
The foreclosure bank countered with $97,000 and my buyer countered with $95,000 which was accepted.
Now one might guess this house was falling apart or had some major issues.  Well it wasn't and it didn't!  Inspections conducted showed a report of a very solid house with no major issues.

Lawrence Kansas Real Estate Investors: Wouldn't you like to know the rental income, when leases expire, and who pays the utilities of the investment property you have selected without having to call a Realtor? After all, how can you calculate your cash on cash return or your capitalization rate without having an idea of what your income and expenses are going to be for utilities?  When I teach my investors' classes, we go through a worksheet that investors love where everything is taken into consideration: financing costs, net operating income, expenses, depreciation, etc.
