In talking with dozens of Lawrence, Kansas, Homes for Sale, For Sale By Owner, FSBO owners I have learned some things from them.  Many have decided to sell a home themselves to:
1) Save the commission.
2) Need the highest amount of money possible when selling a home to be their down payment for the next home they want to buy.
3) Got poor treatment or service from a Realtor at some point in the past so decided they would be a For Sale By Owner FSBO owner rather than get bad service from another Realtor.

I try to always wear my pins.  My Realtor pin, my ePro pin, my GRI pin, and my ABR pin.  Next month I will have my CRS pin and will wear that one too.  I was asked by a staff person in my office if I change them to a new shirt every day.  I said I do.  She thought that would be too much of a bother.

Homes don't sell the same way they used to such as by simply putting a sign in the yard and adding the home to the MLS.  Yet sellers will sometimes select a Realtor® who will do just that and only that.  Well, maybe they also pray that the home will sell.
The new way of selling homes involves creative thinking, training, innovative marketing, and experience.  If your Realtor® does not have the best marketing plan in your area, you need to pick someone else to handle such an important transaction in your life.

To Consumers:  What makes an effective newsletter for you?  In other words, what type of news would you like to see in a newsletter sent to you by a Realtor®?

seller: How many Realtors® market their listings to specific buyers? - 11/03/06 12:32 AM
When you have a listing, do Realtors® just place it on the MLS and hope for the best or do they go after certain buyers by targeting where those buyers might be browsing the web.
For example, if your listing has a darkroom, do any Realtors® on AR work at marketing websites where photographers visit or do things such as send a flyer to a newspaper office saying attention photographers:  Darkroom in Home for Sale?

seller: I've Got Some Great News to Share with my AR Community - 10/27/06 11:51 PM
For the past three days I have been taking the ABR course and elective.  The elective was my last course for my GRI so I now have that GRI to add to my ePro designation and in a few weeks I should hear back from Chicago that I can use the ABR designation.  CRS training is my next goal.

As I asked in Reason 1 & 2, there are close to 500 Realtors® in Douglas County Kansas to choose from so why should I market my home with you, Rob?  I believe one of the reasons sellers select me to market their home is because I make many Realtors® aware that the home is on the market though Realtor® Tours.
