Homes don't sell the same way they used to such as by simply putting a sign in the yard and adding the home to the MLS.  Yet sellers will sometimes select a Realtor® who will do just that and only that.  Well, maybe they also pray that the home will sell.
The new way of selling homes involves creative thinking, training, innovative marketing, and experience.  If your Realtor® does not have the best marketing plan in your area, you need to pick someone else to handle such an important transaction in your life.

If I walk up to a consumer and try to sell them a new watch or a new car or in my line of work a new home, I will always fail.  It's all psychological.  It's all in their head.  Consumers are looking at things from the perspective of "NO SOLICITING", "DO NOT CALL", etc.
However, if we turn the tables around and put ourselves in their shoes, and answer the question, "What will we be doing at 5am the day after Thanksgiving?", we have a different word that comes to mind.  No it's not sleep (come on now, play along), it's "BUY!"

When you have a listing, do Realtors® just place it on the MLS and hope for the best or do they go after certain buyers by targeting where those buyers might be browsing the web.
For example, if your listing has a darkroom, do any Realtors® on AR work at marketing websites where photographers visit or do things such as send a flyer to a newspaper office saying attention photographers:  Darkroom in Home for Sale?

As I asked in Reason 1 & 2, there are close to 500 Realtors® in Douglas County Kansas to choose from so why should I market my home with you, Rob?  I believe one of the reasons sellers select me to market their home is because I make many Realtors® aware that the home is on the market though Realtor® Tours.
