Hi! It's me, the Flip Lady again. I am so sick of a the "bad real estate news" again this week. If it's so bad, how come business is so good? While I don't think this is the ideal time to "flip", it's an excellent time to fix and hold property. If you've got the guts and the money, this is the time to invest. Seeing a sign like this makes you say, "DUH", right? Well...just like you can be sure there's water on the road when it's raining, you can be sure that you can find a great deal in real estate when the market is leveling or declining! You could imagine another sign that says, "CAUTION: CHEAPER HOUSES DURING MARKET DECLINE" You may or may not know that the real estate market increases and declines in fairly steady cyclical flows and on a regular basis. And it looks like such a quiet city from afar!!! Those of us who live here in the gorgeous, 310+ sunny day a year land of Colorado Springs know that it's a great place to live, which would account for it's ever growing population. However, what we don't necessarily understand is why builders are still building while there are a glut of homes on the market and the newer homes, (4 years and newer), are practically devoid of all appreciable value in the current market trend. As of this morning, Sunny Colorado Springs has 8,278 ACTIVE RESIDENTIAL listings on the Pikes Peak MLS!

STILL A LAND OF OPPORTUNITY!!! Home Inspectors...Why Should We Pay For Their Abuse? - 08/01/07 11:28 PM
First of all, I'd like to say that I love lots of home inspectors...especially my husband Tom. (Who is NACHI certified and doesn't do inspections for me or anyone within our real estate company so there is no conflict of interest). I have met and worked with MANY professional inspectors who know their stuff and do a great job in protecting their client's interest. These inspectors, (the great ones), are good communicators and realise that their services to their client can save them much time and money.
