Joliet Park District is holding a Spring Arts & Crafts Fair
Come out to see the new spring collection of homemade arts and crafts! These handcrafted items will include a wide array of gifts to choose from - whether you are shopping for yourself, family or friends. Shop early for Mother's Day!

Flashlight Egg Hunt - Plainfield Park District - 02/22/12 04:19 PM
Bring your flashlight to Van Horn Woods (West on Lily Cache Road, North of Caton Farm Road) for our 4th Annual Flashlight Egg Hunt!
Kids will have the opportunity to hunt for eggs filled with prizes, gift certificates and candy! MUST pre-register to participate. No on-site registration will be allowed. Event will be held rain or shine. Please plan to arrive prior to your child’s egg hunt time as they will only be allowed to participate in their age-appropriate time slot.
Registration deadline date is Friday, Mar. 23. R $5/NR $7.50.

For kids ages 3-12 and their parents and no experience necessary! Just bring a yoga mat or blanket and wear comfortable clothes. Barefoot or socks only please - no shoes. And be prepared to move!

Don't forget to register for the Plainfield Park District's Annual Mother/Son Dance - 80's Style! Big hair, shoulder pads, blue eye shadow, layers of clothing, leg warmers, huge earrings, fingerless gloves, zippered pants and Members Only jackets!
This event is for boys ages 3-13 (with adult) will feature DJ music and refreshments!
All boys will receive a photo with their special date. Guests must arrive by 7pm to have their photo taken. One photo per child will be provided.

Missed a Great Opportunity Because You are Not Preapproved! - 02/21/12 12:50 PM
I was contacted by a buyer asking about a 4 flat in Joliet. Before I do ANYTHING, I ask that buyer to get preapproved. I will not show properties unless I know they can write an offer. He contacted me DECEMBER 19, 2011!
I repeatedly told him I needed to make sure he could purchase the property before showing it to him. I constantly checked in with him. I followed up with him on Monday and he said he was (finally) going to get around to going to the website I suggested to get preapproved.

Not All Condos Will Accept Your FHA Financing... - 02/21/12 12:38 PM
It surprises a lot of buyers when they hear that a condominium will not accept FHA financing and will only accept Conventional or cash.
Before you think about purchasing a condo in Illinois, go to https://entp.hud.gov/idapp/html/condlook.cfm and type the city you are interested in purchasing a condo.
In Joliet, only 12 are on the condo list and unfortunately, SEVEN of those 12 have expired status! That means there are only 5 condominiums in Joliet that will accept an FHA buyer.
In Plainfield, 10 condominiums are on the list BUT SIX have recently expired leaving only 4 on the approved list.

A Question TONS of Buyers Ask Me Regarding Final Price... - 02/21/12 12:30 PM
Recently I have had a lot of buyers ask "How close are home selling to list price?" I remember when I first got into real estate, homes were selling 3-4% of list price.
So I went back to 2008 and pulled some numbers for Plainfield. I could only pull the first 500 closed properties because that is what the MLS allows me to do. But in 2008, sold properties closed averaging 95.59% of their final list price. This is a 4.41% difference between property sale prices and their final list price.

Twenty-two homes sold during the month of January, 2012 in Joliet. Homes ranged from $100,000 to $175,000.
Of the twenty-two homes sold, 11 were foreclosures and 5 were short sales.
The average sold price was $139,366 with a list price average of $143,209. The sold properties closed averaging 97.32% of their final list price (FLP). This is only a 2.68% difference between property sales prices and their FLP's.
Average market time was 157 days.

Sixteen homes sold during the week of Feb 13 - 17, 2012 in Joliet. Of the 16 homes, 4 were foreclosures and 3 were short sales.
Prices ranged from $30,000 to $209,900.
Average home sold at $110,234 with the average asking/list price was $117,775. Sold properties closed averaging 93.6% of their Final List Price. This reflects a 6.4% difference between property sale prices and their Final List Price.
Average market tim was 133 days on the market.

Wine, Cheese and Chocolate Food Tour in Joliet - 02/10/12 08:14 AM
This is a downtown restaurant/business inspired event, the fourth in a series. This is a wine, cheese and chocolate food tour and will include a wine sample and cheese pairings at three of the locations and delicious chocolate offerings at two of the locations. It is a walking tour although shuttle service will be available free of charge. Participants include: McBrody's Bar and Grill, Thayers 158 North, Chicago Street Pub, GJI's Sweet Shoppe and The Department. There will be prizes and raffles at each location beginning at 8:30 pm.
