Franklin tn real estate - It seems like the bottom of this market is finally starting to move. On of the least expensive neighborhoods in Franklin tn is Falcon Creek. Most of the homes are priced between $215,000 and $250,000. for franklin, this is one of the most affordable areas to buy a home. As you can see by the snapshot below, 7 of the 12 homes for sale are now under contract. These homeowners are probably moving up to a larger home, generating even more transactions.

I feel sorry for the uneducated Nashville real estate consumer.
They have to trust a stranger to sell their home. In some cases the most valuable or their possessions. The real question is, how can you tell a true professional from a turkey.
If you find a room full of realtors, they all look alike. Some are strutting around like they need to impress each other, and others just go about their business. What's the big deal anyway? Aren't all realtors trained to do the same thing?

I recieved an e-mail yesterday that made me think. With all of this money being passed out be the government, and the tax increases that will be required to pay for it, what do you think inflation will be in 2 to 3 years. Will we be back in the Jimmy Carter environment?
None of us can answer that, but when you take a close look at this letter from 1928, you really get a good idea of what type of inflation we have had over the last 80 years.

The primary reason for their interest is that all of the bedrooms are downstairs, and they are getting to the age that stairs are no longer welcome exercise. One of my associates sent my a video clip of Milton Friedman discussing free enterprise with Phil Donahue. You can tell by his expression that Phil didn't agree with Milton on his views on free enterprise, but he doesn't have anything to argue with. Milton Friedman is a recipient of the Nobel Memorial prize in Economic Sciences. He is known for his research on Consumption Analysis, monetary history, and for his demonstration of the complexity of stabilization policy.

Tennessee ranks Fifth for Business Growth - 03/21/09 04:19 PM
Tennessee is now ranked fifth best in the United states for Jobs and Business growth by Chief Executive Magazine.
Tennessee follows Texas, North Carolina, Florida and Georgia as the top five states, while California, New York, Michigan, New Jersey and Massachusetts round out the bottom five.
The list is based on a survey completed by 543 chief executive officers, who looked at issues like proximity to resources, regulation, tax policies, education, quality of living and infrastructure.
 Tennessee has consistently moved up on the list, after being ranked 11th in 2006. The No. 5 ranking is the highest the state has ranked.

I started writing this as a comment on the post by Michael Thornton, and decided to publish this as a post.
 I believe that the amount of time focused on these bonuses is amazing. Especially since it's 1/1000 of the money that AIG recieved from the bailout. Why are they not concerned about the biggest piece of the pie, instead of the crumbs. Was this a well planned diversion to make us forget about how bad the govenment is handling this problem?

All offers are considered. In order for a contingency offer to be accepted, the seller must feel that the contingency will be met in a reasonable amount of time. When would you like to view the property?

Spring Hill Tn New Homes will require Sprinklers in 2011 - 03/18/09 10:40 PM
Spring Hill real estate = According to the codes department on Spring Hill, starting in 2011, all new single family homes will require a sprinkler system. THe fact of the matter is that the additional cost will be passed on to the consumer, and as usual will reflect in a higher cost of home purchases in Spring Hill.

Nashville real estate - I had a call this morning from a visitor from Abilene Texas, and she was asking about one of my listings in Franklin. She informed me that the price of homes in Franklin and Brentwood was considerably higher than where she lives.
Then I asked her about taxes. Her current home is valued at about $250,000, and her yearly property taxes are over $6000. A similar home in Williamson county would have taxes of between $1500 and $2000 depending on location. $300 a month to spend on your mortgage payment instead of property taxes goes a long … (2 comments)

Nashville real estate - Nashville area homes sales in February were up significantly from January. Single-family residential closings alone exceed 1,000 units according to the Greater Nashville association of Realtors.   The median price for residential was $160,000, with $151,120 for condominiums. that compares with $168,000 and $154,650 respectively in February of last year. There were 1,452 sales pending at the end of the month and the number of days on the market for a single-family home was 90 days.  Inventory is up slightly at 23,122 compared to 22,473 last year.

Brentwood, Franklin, and Spring Hill are all proud of their school system, and they should be. Based of the TCAP scores publish by the Tennessee department of education, all of these schools rank aboove the state average, and considerably higher than it's neighbor to the north, Davidson county schools. THis is a great example of what can happen in a normal resale home. To some people, this would look ok, but tape can melt and burn, presenting a fire hazard that really shouldn't have been an issue.

Franklin real estate - I know it seems strange, but I'm starting to dread open houses. I've had several occasions recently in Franklin and Spring Hill when a mortgage person is waiting for me at my open house before I get there. Give me a break!
At least let me get in the home before you give me the 20 questions and try to convince me to dump the mortgage professionals who have proven that they not only do a great job for my customers, but give me referrals also.

Nashville Real Estate - Elizabeth has decided that our kitchen needed something extra, just to make it look a little better. What does it cost, and how long will it take, are my normal questions. She estimated that if she did herself (she likes these types of projects), it would only take her 2 days, a professional, maybe 1 day. As far as the cost goes, it depends on the tile you use, but in our case it costs less than $200 in materials plus another $90 for a Tile Saw.

Spring Hill real estate - I was planning an open house today in Wades Grove, but mother nature is still trying to show all of us how foolish Al Gore is about global warming. As I awoke this morning to 4 inches of snow and 29 degree weather on March 1st, I have to decide. Do I have the open house or not.
