Just sold - 6002 Warner ct Spring hill tn real estate - 04/30/09 08:15 AM
Spring hill tn Real Estate - It seems like the light at the end of the tunnel is not the train. This is the second home on Warner court I've sold for Lighthouse Builders in the last few weeks. After reviewing the inventory levels in Golf View estates, it seems that most of the more affordable new homes are now sold, and the inventory of available homes is half of what it was a few months ago.. I can only guess that the summer will see frustrated buyers who waited too long, and then lost their opportunity to get a great

Keller Willams Technology Workshop 4/30 - 04/29/09 10:00 PM
Technology we can use now. Discussions for the day will be Internet Leads. Where did they come from, how to we manager them, and what do we expect for a conversion rate? How do we generate more? For me, most of my leads occur when people are searching for homes on my website. After 4 detailed searches, Wolfnet requires the visitor to sign in to continue searching. I require a phone number and e-mail address. At one time, I didn`t require anyone to sign in to search, ever. The result was not good, and the leads were few and far between.

We need to sell our house quick and cheap, we have a contract on a FSBO - 04/28/09 11:45 AM
Nashville real estate - Sometimes you just get the feeling that you shouldn't trust someone, and I had it in this case. We all meet these people who think that real estate professionals don't really do anything, but they make a lot of money. He was one of them. He sent me an e-mail yesterday, and here is what it says. "We want you to list our house because we found a home on craigslist that's a for-sale- by-owner, and we wrote a contract on it. Now we have to have our home sold in 30 days." By the way, will

Save Your Sellers Some Money - Have Your Listing Professionally Measured - 04/25/09 09:34 AM
Nashville real estate - Just like the rest of us this morning, i was reading the daily news (activerain), and came across the post by Donna Edwards about a realtor losing a court case in Texas because they used the tax record for square ft estimates, and it was wrong. If anyone reading this post believes that the tax records are accurate, please raise your hand. Ok, I couldn't see how many, but I hope nobody did. Using the tax records as basis for pricng you listings is a recipe for disaster. In Nashville, and in particular, Franklin and Brentwood, a 10

Brentwood tn real estate - Home sales in the luxury price range were still a little slow during the first quarter of 2009. In Brentwood tn, the largest luxury community is the Governors club. With an Arnold Palmer designed golf course, and 24 hour guarded gates, this is as good as it gets in Middle Tennessee. With prices ranging from $700,000 to over $7,000,000, you have a lot of choices. Why didn't we see this house before we bought ours?- Nashville real estate - 04/21/09 09:17 AM
Nashville real estate - I was writing an offer for a client at a home in Spring Hill yesterday when I heard her someone say "why didn't we see these homes before we bought ours". It was a relative of my client who had bought a home in Spring Hill several months back, and she was gving her husband a tough time. It seems that they had decided to not bother with getting the help of a real estate agent who knows the area, Instead, they decided to look around themselves, and ended up buying a home from an on-site agent. Traffic relief for Spring Hill Tn - 04/17/09 06:35 AM
Spring Hill tn real estate - The Community of Spring hill, as well as is close neighbors Thompsons Station and Columbia have seen their growth slow significantly in last few years because commuters can't tolerate the traffic. I-65 is 4 lanes wide until you get to hwy 96 at Franklin, then it narrows to 2 lanes for the next 6 miles until you get to I-840. 66,000 people make a daily commute through these 2 lanes, and it's a slow process, and very frustrating. Plans are made to improve this. For more information on the Spring Hill Road plans, click on

Do Realtor Designations increase your Sales - 04/14/09 11:22 AM
Nashville real estate - While reading a post about realtor websites, It brought back memories of my frst year in the business. I asked a very experienced broker who had many designations if they helped her sales. Her answer is still with me, and I believe it is true. No, it does not influence the general public at all. They just want to buy or sell a house, and they don't care about your education as long as you can get the job done. Do you think designations help your sales? Real Estate Investments for your IRA - 04/14/09 11:02 AM
Nashville real estate - Did you know that your IRA and 401k can hold real estate that used as rental property? I work with an attourney who uses the IRS tax codes to help individuals acquire real estate investments for retirement. If you are like me, and have had enough of the Corporate CEO's, and the federal government wiping out your stocks, then maybe this is a safer way to invest. Most people have no dea how much the federal government taxes corporations, but it's a big concern if you are an investor. The tructh is that you investments get taxed many

Don't be a Pest - 04/13/09 10:18 AM
Nashville real estate - If you want to be a sure failure in this market, become the the person that people avoid. You know what I mean, because you avoid phone calls yourself. How many times have you seen phone numbers on your display, and you just know that it's a telemarketer wanting to sell you something that you have no interest in buying. Most people don't answer, so they call again, and again, and again. The point is that you don't want to be that person to your clients. Ask if you can help them, if the answer is no,

Brentwood tn real estate sales for March - 04/10/09 10:17 AM
Brentwood tn real estate - Brentwood tn real estate - March of 2009 has been a really challenging month for Brentwood real estate. With the economy being slow, and the cold, rain, and snowy weather that we had in March it's hard to believe that buyers would venture out to look for a home. Even with all of that, houses were still selling, and at a much better rate and price than anyone would expect, if you watch the news. List price to sales ratio of Brentwood real estate was 95 percent, Hopefully this will tell buyers what to expect, and

Wordless wednesday - 04/08/09 03:01 PM
The picture of the fawn was taken in the hills of Franklin close to the Natchez Trace parkway. For those of you who live close to the Trace, you know what it's like. For the rest of the world, it's probably hard to imagine a road without commercial vehicles for hundreds of miles, a casual speed limit, and wildlife everywhere. But that's what we have.

It's more fun to have open houses in expensive properties - 04/08/09 02:42 PM
Nashville real estate - I was discussing the last weekends activities with one of my associates and she had a very interesting observation. She had been having an open house in a million dollar home, and noticed that the people who stopped by were much more pleasant than the lower priced homes in Franklin. The standard "run through the house" that you see in lower priced neighborhoods like Fieldstone farms and Mckays mill doesn't seem to exist in LaurelBrooke and the Governors club. The visitors don't mind signing in, or stopping to chat for a minute. The fear of being called

Blogging SEO: Begin at the Beginning! - 04/07/09 04:27 PM
This is so well written and educational, that i would like to discuss it in our Keller Williams Franklin, technology workshop on Thursday. Via Dustin Luther (4Realz.net): Yesterday, I asked the AR Community what topics I should cover, and I got a ton of great feedback... With Harrison Painter starting off the requests by asking for some more SEO information... Not wanting to get ahead of myself, I thought I'd start with an overview of what is SEO in the context of blogging. Of course, I look forward to going into more detail in the future, but we gotta start somewhere,

Franklin tn real estate - March of 2009 has been a really challenging month for Franklin real estate. With the economy being slow, and the Obama administration telling us how much worse it's going to get unless we do what he says, it's amazing that people were brave enough to get out in the cold, rain, and snowy weather that we had in March to look for a home. Even with all of that, houses were still selling, and at a much better rate and price than anyone would expect, if you watch the news. List price to sales ratio of

Are Charities becoming the biggest scam? - 04/06/09 05:48 PM
Nashville - One of our local TV stations did a report of the Police protective fund, and not surprising to me, it seems to be a fund charity that keeps most of the money themselves. They have a local Nashville number, to use for soliciting, but the calls are actually made out of Florida. The Fund is supposed to help the families of Policemen who were killed in the line of duty. Many Nashville families have been contacted by this charity for donations, but when they reached one of the families of a fallen officer by mistake, and asked for money,

Nashville real estate - Buyer Frustration - 04/05/09 10:45 AM
Nashville real estate - Working with buyers right now is almost as tough as working with sellers. The buyers have been told that houses are being sold for huge discounts, and the inventory is so massive, that they can find anything they could ever want and make crazy offers that will be accepted. When they come to Franklin and Brentwood to try this out they find out that the national news media has not exactly told the whole truth. In some parts of Florida right now houses are being sold for 50 percent of what they would bring two years ago.

When does it change - 04/02/09 07:49 AM
I listen to CNBC sometimes while I'm eating lunch, or visiting our in-house Countrywide agent Dennis Wyatt. Yesterday I heard a statement from Michelle Caruso-Cabrera that was so accurate, that I couldn't believe that it was news to me. She said that her dad once told her that "If you aren't a liberal when you are young, your don't have heart", but "you are not a conservative when you get older, you don't have brains". I have found this to be a very accurate statement, and I know some of my friends will disagree. All of the democrats, both of them.
