Texting is more dangerous than drinking - 06/26/09 09:28 PM
  As strange as it sounds, drunk driving is not as dangerous as texting while driving. And I mean really drunk, more than anyone would ever think is safe. Car and Driver did a full test with 2 different drivers to see what would happen after drinking half a bottle of Vodka compared to texting while sober on a straight road at 70 miles per hour. Here is what happens under emergency braking

Keller Williams Personal Websites and SEO - 06/26/09 08:09 PM
Some of us at the Keller Williams Franklin office have been working for months on ways to improve our internet lead generation, and I think the results for some of us have been fairly impressive, and for others, not so much. It takes a lot of work and knowledge to generate internet leads, adn then convert them to actual pay checks.

Will Nashville real estate ever be More Affordable? - 06/25/09 07:53 PM
Nashville- In our session with Gary Keller yesterday, he reminded us that the affordability index was at it's lowest point in history. Meaning that for the median income family, the median price home used only 18 percent of their monthly income. I am aware that this number is not accurate in any one area, but averaged across the nation. It may actually be lower here in Nashville.

Nashville - It's a great time of year for all kinds of wildlife in middle Tennessee. I had to come to a complete stop yesterday because a yearling doe was standing in the middle of a state highway, and would not move, even when I was blowing the horn.

Nashville Real Estate - I'll give away my secret right now on how to get your listings sold.
Anybody want to guess?
It's not the marketing, I can put homes on so many internet sites at one time that I can't even keep track. I have multiple blogs that have every listing on it, usually more than once. Pictures help, without them it's impossible to get any buyers to look at the house. So take a lot of pictures, use the best ones, and throw the rest away. Even with all of this, the house may just sit for months.

Westhaven Has the Best Neighborhood Pool in Franklin - I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best community pool in Franklin. I would even say that Westhaven has the best pool area in Nashville.
Tske a  look at these pictures, and understand that Westhaven has a pool for adults, and then right next door, you have this amazing water park with sprinklers, slides, and shallow areas for children.

Cramer Called the Bottom of the Real Estate Market - He Was Wrong - 06/19/09 09:44 PM
Jim Cramer said earlier this week that the real estate market had hit bottom, and would be moving up now. In Nashville, the bottom was January. Real Estate sales have increased steadily every month, and now it looks like the buyers who were sitting on the fence, are going to have to pay for higher interest rates, and probably higher prices. The selection of homes in the lower price ranges is very thin right now and I don't expect it to get better.

Keller Williams Technology class - 06/18/09 10:59 PM
Franklin Tn - Today  Mike Nastri made an attempt to teach a class on building a keller williams website that will capture internet leads using tools that are no additional expense. I tried to help, but due to the fact that everone seemed to be at a different level of technical experience it was quit a challenge. Throw in someone with a MAC, and then it gets interesting. We were able to at least get everyone setup on the Wolfnet IDX search and capture, but so much more needs to be done. We hope to continue with the class next Tuesday.

Technology Workshop Franklin TN June 16th - 06/17/09 09:47 AM
Franklin TN - Our weekly technology workshop was shortened a little by the monthly team meeting, however, we did manage to use all of our allowable 1.5 hours to help solve technology problems and answer questions of some of our agents.
The first thing I wanted to talk about was how and why you need to add neighborhood pages to your website, and to write blog posts on a regular basis about the neighborhoods you want to farm. It's easy, inexpensive, and effective. I used the post that I wrote about Tollgate as an example.

Franklin TN - I had on of those visitors at my open house yesterday. You know what I'm talking about. Didn't like anything about the property, she was just stopping in because she was in the area. The floor plan was all wrong, the neutral colors were too bland, the place was too clean for anyone to actually be living in it. The bedrooms were too big?
Then she pulls out the flyer and says, "I thought this was a buyer market".

Brentwood tn real estate sales for the month of May were still slow by historical standards, however they are increasing at a fairly good rate. Current pending transaction are close to 10 percent of active properties. It's still a buyers market, but the very best deals are moving fast.

Tennessee Bluebirds are one of my favorites to watch. Bugs don't have a chance when one of these guys are on the hunt. One thing is for sure. Camouflage is not part of their hunting arsenal or defense. You can see them from a long way off.

It takes of lot of time to get a home to the closing table. Here Lenn Harley goes through some of the actions that we realtors all face. I always have to keep myself from smilng when a client says that they can get someone to list their house for 1 percent. It's a sure way to pt yourself out of business.

This restored log cabin is located in Crockett park in Brentwood Tennessee. I don't believe that this is it's original location, but it's neat to see how far we have come in our construction of homes. After almost 200 years. it still looks like it's very livable.

Out for a day of fun. In the southern parts of Williamson county we have a lot of winding country roads with very little traffic on the weekends. Just watch out for the tractors and combines. A lot of car clubs use the roads for weekend outings. I had the pleasure of taking this picture one early Sunday morning last fall near arrignton. Everyone had a big smile on their face.
