Forest Hills Homes Sales January 2011 - 33 Forest Hill homes sold in 2011 at a median price of $673,000, both of those are increases over the previous year totals of 29 sales at a median price of $525,000. Even with those increases, Forest Hills homes are not the most active in the area, with Green Hill on one side and Brentwood on the other, Forest Hills gets overlooked by most people. Nashville Condo Sales Increase 27 Percent in January with 142 closing in Nashville and the surrounding communities compared to 112 last January. Prices of Nashville condos increased 7 percent from $166,844 to $178,847 and average days on market is down to 3.5 months. 230 Nashville condos are currently pending and only 1345 Nashville condos are listed in the Nashville MLS as available for purchase. My analysis is that the buyers are now becoming a larger group than the sellers and the bargains are becoming harder to find. If you’ve been reading my updates, you probably know that the availability of Franklin homes has been declining for some time now to the point where it’s difficult to find a good home before it’s under contract. This is part of the normal real estate cycle, and in the past, builders come in and built new Franklin homes to meet the demand. I don’t believe that they can do that this time,

Nashville Luxury Homes Market Report for January 2012 – shows that activity is increasing in the catagory with 16 closings compared to 10 the previous January. The average sales price for Nashville luxury homes was also up significantly to $1,798,565 compared to $1,115,120. What these statistics are telling us is that not only are more Nashville million dollar homes being sold, but multi-million dollar homes are now starting to sell.
