The list price to sales price ratio for Ladd Park homes was 100%. Nashville condos sales increased again in February with 89 closings, that's a 6 percent increase over the 84 closings from last February. Prices are rising also with the average sales price of $170,908 compared to $163,998 and increase of 4 percent. Sales are starting to catch up with the rest of Nashville real estate market, and it seems like it's going to be a very active spring with 208 Nashville condos already pending sale. 89 Nashville condos sold in the month of February and increase of 6 percent over the same month last year the average sales price was $170,908 and increase of (2 comments)

Westhaven homes Market report for the month of February showed on increase of 40 percent with 7 closings compared to 5 last year. The average sales price also increase to $732,708 compared to $509,940, as you might expect the average size of Westhaven homes sold was larger this year at 3774 square feet compared to 3017 . In a summary, Westhaven homes sales increased in number of sales by 40 percent, in price by 44 percent, and in size by 25 percent. The annual easter egg hunt put on by the Williamson County Parks and Recreation invites area will be held on March 31 at three locatons. Egg hunts will begin at 10 a.m. at the Franklin Recreation Complex soccer fields, 1120 Hillsboro Road, Franklin, near the corner of Mack Hatcher Blvd. and Hillsboro Road and at the Fairview Recreation Complex football field, 2714 Fairview Blvd. The egg hunt will begin at 1p.m. at the Longview Elementary School P.E. field, 2929 Commonwealth Drive in Spring Hill. Part of the risks of owning an older home is the wiring may not be up to current standards. Who knows if that was the problem here, or did a squirrel or mouse decided to chew the wrong wire?

The average sales price for Nolensville homes was $294,150 and the average days on market was down to 53. Compared to the 38 sales last February at $200,373, you would have to say that the Spring Hill real estate market is very stable. But the next number blows that theory out of the water. We currently have 92 Spring Hill homes pending sale. Yes, that's what I said, 92 pending and another 64 Spring Hill homes under contingency contract. Everything moves faster In a sellers market and I love it. It's been a long time coming, but in some areas of Nashville, we are in a full our sellers market. In parts of Franklin and Brentwood new homes in most price ranges are all sold, and any spec home under construction are getting offers before they are halfway completed. Sure, some homes still sit on the market, but they are either overpriced for now, or they really need a lot of work. I have several out of town buyers (from Chicago) who are really having a hard time with what's (5 comments)

Maplewood is a Franklin neighborhood of affordable homes built in the early 1980's. Most of the homes in Maplewood are modest in size with the average home sold in 2011 being only 1572 square feet and the average price was only $207,166. The location of Maplewood homes is very convenient, but some of the homes are very close to Mack Hatcher parkway, so be away of the noise factor when considering a Maplewood home.
