Only 4 Ladd Park homes sold during the month, but a lot of that was just a timing issue, as 15 homes are currently pending sale and 4 others are under contract. Nashville Million Dollar Homes Market Report July 2012 - 22 homes sold in July that were listed for more than a million dollars, an increase of 37.5%. While the rest of the Nashville real estate market is maintaining a 4 or 5 month absorption rate, Nashville million dollar homes are still at 17 months based on July sales. For those who are planning a purchase, it's good news. Will A MAC Really Help My Business - 08/23/12 08:12 AM
I have seen so many realtors switch to Macbooks lately that I'm beginning to wonder if they see something that I don't. I'm now wondering if it's just a trend, or do they have access to something I don't. In my personal research, I haven't had anyone show me how or why I need to dump my windows PC's and yes I have one in each of my 2 offices as well as a laptop. Ironically, to replace all of those with Apple products would cost me twice as much money compared to what I have invested. I am not one (49 comments)

Murfreesboro Homes Sales Increased 20 Percent in July - compared to July of 2012 with 250 closings compared to 208. Yes we are now into a sellers market for Murfreesboro homes with just a 4 month absorption rate, and the average days on market down to 66 days. The good news for buyers is that prices haven't spiked up yet, with an average price of $188,931, prices are up just 2 percent over last year. Brentwood Tn Homes Market Report July 2012 - Prices are increasing in Brentwood with the average price of homes sold in July at $593,870 compared to $561,565 last year, an increase of 5.8%. The more affordable Brentwood homes are usually under contract almost immediately, and the more expensive homes are moving at a faster pace than last year. Even more telling is the 97% list price to ask price ratio and days on market down to 66 days. Sales of Frankin Tn homes increased from 157 closings last July to 207 this year, bringing the absorption rate down to 4 months. The average and median prices also showed some very impressive gains. If you want to buy a Franklin Tn home, it's starting to get more expensive every day. For sellers who have been patiently waiting, It's all good news. Franklin Tn Homes prices increased on average 13% compared to last July the median price of homes increased 9% compared to last year the average size of homes sold increase 3.1% days on market is down to 80 days (3 comments)

Sylvan Park Homes Market Report July 2012 - If you didn’t know by now that Nashville homes have been selling much faster, this report on Sylvan Park homes will probably surprise you. 11 Sylvan Park homes closed in the month of July with the average days on market down to 40 days. If you take into account a 30 day contract to close time frame that normally happens, these homes were under contract in an average of 10 days. Green Hills real estate sales Increased 11% in July – just a little bit slower that the blistering increase in June, but still enough to make you understand that the market is rapidly moving to favor sellers over buyers. The median price of Green Hills homes sold was up 12% from $435,000 to $488,000. The absorption rate of homes based on June sale now stands at 7 months and with only 213 Green Hills homes currently listed in the Nashville MLS, it seems like it might be very difficult for buyers to find a good selection. 30 Green Hills homes sold (0 comments)
