Comparing present homebuyer tax credit to extended version

This is a great analysis on the new tax credit legislation. Everyone who is iterested in buying or selling in the near future needs to understand these dates and guidelines.

Below is a chart prepared by the National Association of REALTORS ® comparing the new changes to the Homebuyer Tax Credit.

The biggest change is that current Homeowners are now eligible if they sell their current homes and then buy AFTER the date of enactment of this extension which is November 6th, 2009.

Because of widespread incidents of fraud, purchasers must now attach documentation proving they actually bought a qualifying home to qualify for the credit.

Additinally the income guidelines have been increased, now a single taxpayer can qualify if they earn up to $125,000 and up to $225,000 for married taxpayers.

The rationale for increasing the income limits and expanding the credit to existing homeowner is that it should encourage more higher priced home purchases. Currently the existing tax credit was driving mostly lower end purchases.

Halloween in Brentwood, Tn is great. "Even the candy is better!" exclaimed one of my new neighbors. I helped her buy her house this summer. Life on our little cul-de-sac is fun. The kids can play outside in a swarm and nobody worries. (We all watch out our windows and the kids scared some poor sales person away screaming "stranger danger" and pointing at her.) So, after trick-or-treating for only and hour my two kids returned with 13 pounds of candy. The good stuff..Snickers and Kit Kats and Whoppers OH MY!

The moral of the story? Brentwood Tn is a wonderful place to call home.

Franklin TN - Family Day at The Park at Harlinsdale Farm is scheduled for Saturday, November 7 from 10am-2pm. You can enjoy hayrides, food vendors, music, farm history and farm games. Jenny Housely with her spotted Mule and mini donkeys will be there and, along with walking horse demonstrations.

Franklin's The Park at Harlinsdale Farm has been called the most significant historic farm associated with the modern Tennessee Walking Horse industry. In 1933, W.W. Harlin established the farm on the northern outskirts of great renown in the fledging Tennessee Walking Horse Industry. As famous as the farm itself is its prize stallion Midnight Sun. This famous horse became the first repeat World Grand Champion. The success of Midnight Sun in the ring and as a sire has never been matched by any other Tennessee Walking Horse. Even today, most champion Walking Horses trace their lineage to Midnight Sun.

From the 1940's until the present day, the Harlinsdale Farm has served mainly as a breeding operation, run by the Harlin Family. In 2004, the Harlin Family expressed interest in selling the 200 acre farm to the City of Franklin, understanding that the property would be developed as a passive park while maintaining and protecting the Walking Horse history. The City of Franklin readily agreed and began an extensive public planning process to design the master plan that would reflect the history of the farm, while including the wants and needs of the public.

The City of Franklin opened the park's first phase for the Community's enjoyment on September 22, 2007. All activities at the park are limited to passive activities such as walking and picnicking. Park Entrance onto the 60 acres is located inside the Public Parking area. Park hours are from dawn until dusk.

Safety is a priority. Enjoy the park with a friend.

Passive Park Only - No organized ball playing of any kind.

All dogs must be kept on a leash at all time

How do you dress when you crawl under a house?

This is what one person does when he suspects that a home has mold under it. He was right, the home was around 10 years old, and he said that water had been under the home for a long time, maybe from the time it was new. It should have been corrected by the builder in the very beginning, but the customer never bothered to have a home inspection, or look under the house.

He is an inspector for an insurance company, and he does this every day.

Pretty scary stuff.

A 440-mile-long path extending from Natchez, Mississippi to Nashville, Tennessee,. It was a traditional Native American trail and was later also used by early European explorers as both a trade and transit route in the late 1700s and early 1800s. Today, the trail has been commemorated by the 444-mile-long Natchez Trace Parkway, which follows the approximate path of the trace.^[1] The trail itself has a long and rich history, filled with brave explorers, dastardly outlaws and daring settlers. Rudy and the Press Corp

Something really important happened this week, and the press that all of us question from time to time actually did the right thing. As a group they should be commended.

Rudy is one of our families favorite sports movies. It is a movie about the dream of Rudy Ruettiger who wanted to play football at the University of Notre Dame.

One of my favorite scenes is when Rudy had been told he would be able to dress for one of the games his Sr. Year by Notre Dame Head Coach, Ara Parseghian, only Ara Parseghian is no longer head coach of Notre Dame and is replaced by Coach Dan Devine.

It becomes apparent that Coach Devine is not going to let Rudy dress for one home game. The Sr’s one by one walk into Coach Devines office and lay their jerseys on the coaches desk. They were a team and knew how hard Rudy had worked and wanted to see him dress for the last game.

You’ll have to see the movie, a classic to find out what happens.

But, a more important situation this week occurred that reminded me of the movie Rudy.

The White House invited the Press Pool to interview the Pay Czar Kenneth Feinberg concerning his announcement he was cutting the pay of executives at 7 companies.

The Press Pool is made up of 5 Major News organizations, CNN, ABC, CBS, NBC, and FOX.

Only one issue:

Fox News was not invited to the interview.

In a small victory for Freedom of Speech, the rest of the Press Corps, standing together said if FOX was not allowed to attend the interview, they would boycott the interview in protest.

The White House, (like Dan Devine) eventually relented and all five Major News Organizations were allowed to interview Pay Czar Kenneth Feinberg.

Tears flowed from my eyes as they carried Rudy off the field.

Virtually cheering for the Press Corp who stood up to the White House and refused to attend the briefing if FOX was not invited.

Nashville boating opportunities

This is a repost of a blog by Julie Mcleland.

Have you considered boating in Nashville? Many people are unaware of the growing boating society in Nashville, TN. Lake Old Hickory is directly linked to downtown Nashville through only one easy lock.

Once on the Cumberland River, it is only a short trip to downtown Nashville. Metro parks have a dock on the river right beside the train depot where the Music City Star brings commuters and tourists. All slips have power and may be reserved for up to 5 days at a time. The dock is gated and monitored by metro parks.

The slips are walking distance to the busy area of 2nd street and Broadway. The Frist museum is only blocks away as is the always delicious Mike's Ice Cream Shop.

Factory Manufactured Fireplaces...

Factory manufactured fireplaces are in stalled in many new homes today as an inexpensive alternative to the masonry counterparts. These can be an enjoyable spot to congregate on these cooler fall days with family and friends. However, there are some installation flaws often overlooked by installers and home inspectors alike.

Almost all factory manufactured fireplaces are designed to burn wood or gas logs. All refractory panels will have a knock out designed for Natural or LP fuel line penetrations. As part of fire safety, these pipe penetrations are supposed to be sealed and fired with a refractory sealant that meets the manufacturer's specifications. Most are not.

Radiant heat can can pass through the opening in the factory manufactured fireplace enclosure and ignite framing materials. Most of the time, this is not observed by the home owner until it is too late.

If you have a factory manufactured fireplace installed in your home, take a few minutes to look where the gas line penetrates the refractory panel. If it is not sealed, call the manufacturer or your local installer and have the line sealed.

Refractory panel sealant for factory manufactured fireplaces may be available at your local home improvement store or fireplace sales center. To fire the sealant, run your fireplace for the amount of time specified by the sealant manufacturer. It is far better to be safe than sorry...
