Brentwood Homes Sales for December 2011increased again to 59 closings compared to 57 last year bringing the absorbtion rate to 5.2 months still within the range of what most consider a balanced market. My opinion is that we are rapidly moving to a sellers market since the inventory levels are shrinking every month and the demand appears to be increasing. The median price of Brentwood homes sold increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing. Williamson County Home Sales Up 16.7 Percent compared to September of 2010 with 244 Williamson county homes closing for the month. The average sales price was up 3.6% at $386,671 compared to $373,130, and the average days on market stayed the same at 89 days. The picture of the day is of the old boiling springs academy in Brentwood. Located on Moores lane just a few miles from Cool Springs, this was once farmland, and the farmers needed a way to educate their children.
Boiling Springs academy was built in 1832 by wealthy land owners for the education of their children, following the civil war, the private school ceased operation and in 1887 was turned into a public school.

For the first time in history, The mayor and board of alderman are voting on the approval of rezoning land in Brentwood to allow for apartments.
It's no mystery who it will attract, and it's not what the developer is suggesting. It will be parents with children who want the Brentwood schools but can't afford a home in Brentwood. It sounds nice for them, but what will it do to the schools.
