It's Christmas time, and those of us who live in Franklin tn or the surrounding areas of Brentwood, Green Hills, Nashville, and Spring Hill have a lot of holiday sights and Festivals to enjoy every year. Every year Franklin closes the streets to allow pedistrians to enjoy the sights by foot without the fear of becoming a bumper sticker.

Franklin real estate Sales for October - Home price in Franklin continue to improve with the average price of homes sold in Franklin being $389,931 last month. This compares with $388,329 last year for October.
As you can see, the Frankl real estate market has been recovering since last year, and we've been seeing slow improvements every month. Volume of Franklin real estate is up also from last year with 107 closings compard to 87 last October.

Williamson county schools, all being rezoned. Brentwood schools, Franklin schools, Spring Hill schools and Fairview Schools all were being rezoned, so if you have children in Williamson county schools, or you were considering a home purchase in andy of these areas, you need to check this out.
Williamson County district-wide rezoning will take into account current enrollment figures and will anticipate projected growth in the near future and those numbers will be used to populate the district's 42 schools, including Breezeway-area elementary and Summit High schools. This is intended to minimize the shuffling of students multiple times during four to five years.

Last saturday I was headed to downtown Nashville on I-65, and I noticed several very clean older z-cars headed toward the Nissan building in Cool Springs. As the previous owner on a 1986 300zx, I was curious about the unusally activity.
I obviously didn't get the memo. The national zcar club was having a gathering right on the front lawn of the Nissan headquarters in Cool Springs. It was a hot day, but I couldn't resist walking the grounds and checking out all the tricked out cars, and the historic racers. Just another day in paradise. Thats what we call Franklin most of the time. Low taxes, very little crime, great schools, and southern hospitality. All of these things are what you expect when visit Franklin, and it doesn't change when you move here. Williamson county in general is know as a great place to live, and Franklin has been on many lists as one one the best places to own a business. So pack up your things and come on over. Puckett's Grocery - A nice place to eat lunch in downtown Franklin TN. To outsiders, this seems a little odd, but in Leipers fork, Puckett's is one of the few places you can get a meal. So over time they became know as a great place to eat home cooked country style food, and they are famous for their sweet potato fries.
So they decided to open another Puckett's in downtown Franklin. The food is the same, and the entertainment at night can be amazing. After all, this is where a lot of the songwriters and stars live.

Is it still a buyers market in Franklin Tn - Looking at the statistics, I'm not so sure that buyers have as much control as they did just a few weeks ago. I'm hearing of multiple offers on Franklin homes almost daily now, and the best homes in the lower price ranges only stay on the market for a few days.
I know that this is not what buyers want to hear, but the market is changing, and we have to adjust with it.
