Westhaven Homesmarket report for March 2012 - 6 Westhaven homes closed for the month with the average price of homes sold at $514,900. 20 Westhaven homes are currently pending sale and 101 homes are currently listed in the Nashville MLS as available for purchase. That sound like a lot of homes, but many of those are under construction, and some are already under contract. The average days on market for homes sold was 76 and and the average size was 3074 square feet. For the statistical reads, the pricer per square feet of Westhaven homes sold was $167.

Westhaven homes Market report for the month of February showed on increase of 40 percent with 7 closings compared to 5 last year. The average sales price also increase to $732,708 compared to $509,940, as you might expect the average size of Westhaven homes sold was larger this year at 3774 square feet compared to 3017 . In a summary,
Westhaven homes sales increased in number of sales by 40 percent, in price by 44 percent, and in size by 25 percent. With 15 Westhaven homes currently pending, all indications show that sales will continue to increase for the next few months.

Westhaven homes sold in November were once again very strong with 8 closings. The average sales price for Westhaven homes sold was $497,634. The average days on market for homes sold in Westhaven was 96.
As you can see, Westhaven homes are not in a typical slowdown that we normally see in a buyers market.

This compares to 5 homes old in September 2009 at an average price of $393,362. Grandparents love Westhaven -
I had a discussion today about the demographics of buyers in Westhaven, and the fact that a lot of the buyers are grandparents is something that escaped me.
Then I started thinking about the whole concept of a small town, most homes are in walking distance to the Publix, the Vanderbilt Clinic, the golf course, the fitness center and water park, and I guess for most retired people Westhaven is as good as it gets.

Westhaven real estate - Sales for the summer months of June, July and August were encouraging. 27 homes were closed at an average price of $597,833. The average size of Westhaven real estate was 3701 square ft. The average days on market for closed homes was 132.
Days on market in new construction neighborhoods is not very useful, as some homes are listed before they are built, Making a quick close impossble.
The Westhaven golf course is near completion, and should be available for play soon.

Westhaven real estate sales for May based on MLS information as of 6/1, were outstanding with 22 closings, beating the 19 sales for May of 2007, and the 13 sales in April 2008. With 26 properties currently pending, it seems as if the sales for summer will be better than ever.
