Waxhaw, NC home sales in the 28173 zip code appear to be showing a nice increase over the past twelve months. According to data I pulled from the Carolina MLS, this years twelve month total shows an increase in home sales of around 12% year over year through March, 3rd. Months supply in the Waxhaw area is about nine months, which is getting closer to normal. With the unemployment rate going down, slow but steady, maybe home sales will actually pick back up. January home sales for Union County, NC were up almost twenty percent over last year. For the Charlotte MLS region, they were up about 3.7% over last year. This is welcome news for area buyers and sellers. Price is very important. Still very much a buyer's market.

My dad was a big fisherman. He loved go to the Tennessee River and spend a weekend drifting down the river. Many times, he would take my younger brother and me along. Waxhaw, NC in the summertime. I moved here in 1978. It has changed a lot, especially on the outskirts of town. Hopefully, our town commission will not tear down buildings like they have in Charlotte. When we moved to Charlotte in 1976 it had a certain charm to it, but they have been in the process of tearing down the old and replacing them with tall shiny buildings with no charm. Have we reached the bottom in sales or will they continue on their downward spiral? Sales reached a peak in 2006 in Union County, NC for single-family homes, townhomes and condominiums, according to information I pulled from www.carolinahome.com. For 2009, looking at four moderate priced subdivisions in Waxhaw, prices are trending up in three and down in one. Recently the National Association of Realtors (NAR) came out with their numbers for October 2009. They reported a year to date, seasonally adjusted gain in existing home sales of 23.5%. This is a nationwide number, but how do sales look at a local level. Different parts of the country are affected in different ways by the current downturn in the economy. In the Charlotte area, the real estate market was greatly affected by banking with Wachovia (now Wells Fargo) and Bank of America headquarted from here. Here is a link to NAR concerning Myths and Facts about The American Clean Energy and Security Act (Cap and Trade). According to NAR, these are the facts they were instrumental in helping to establish. I assume they developed their opinion in part from a survey they sent out to REALTORS a few months back. SO, whenever you receive those surveys in your email box from the local or national association, don't press the delete button. Take the survey. According to the Carolina MLS, the latest year-to-date stats for Union County, NC through April 8, 2009 are 446 single family homes sold with an average list price of $268,527 vs. sale price of $255,392. That's a 95.1% list to sale ratio. This time last year for the same period, we had 651 single-family home sales with an average list price of $295,317 vs. sale price of $285,777. That is a 96.8% list to sale ratio. So for the county the average "sold" price is minus 10.6% to last year and the unit sales are down 31.5%. Now for the current

Waxhaw was a sleepy little town when I moved here in 1978. The town didn't have a traffic light. There was no need. There was very little traffic. It had been a thriving cotton town back in the 1930's (or so I've been told). There was a train station across from the hotel (now a private residence). In the 70's & 80's it changed into a town filled with antique stores. I'm from a small town in east Tennessee and moved to Charlotte in 1976.
