The truth is that in a drive-by appraisal many assumptions must be made. As an appraiser, you assume that the information that you get from the homeowner is accurate. If there is no MLS listing, you assume that the owner provided you with the correct room count, and correct amount of bathrooms. Free Online value sites are very popular lately. They seem to offer a very valuable service to a homeowner or to a real estate proffesional. A hotly debated topic is; Are they accurate?
As a certified real estate appraiser, in my opinion, they are not, and there are several reasons for this. These sites do not take many things into consideration. If a comparable property has sold within a year of the previous sale, an appraiser would consider these a flip-type sale, and generally not use these sales to formulate an opinion of value. Many times on an appraisal homeowners want to know which improvement will add the most value to their home. The truth is that there is not one correct answer. The answer is dependant upon the market area that the home is in. One area may value an inground pool more than another area.
