Scripted phone conversationI am not a big believer in canned scripts.  Unless you are practiced and comfortable they sound like scripts.  I do know that no one in this economic climate wants to be sold, but many are willing to buy if you provide them a reason to buy.  That is what scripts are all about isn't it?  Aren't scripts written out in such a way that you lead a client or prospect along a route that ends up with them saying yes along the way.  At the end of the script is the close, or call to action that you also expect a yes?  Scripts from all the various sources and gurus were designed by them to produce results, but reading verbatim makes you sound wooden and stiff.

What happens when you are thrown a curve ball. When the prospect veers off your line and you have to reel them back in? Are you prepared?  Have you practiced enough to have made that script your own.  I am not talking about memorization, I am talking about deep down knowing what you are doing and being able to deliver that content in your own words, at your own pace and in your own voice.  A script is the little league of this sport. To get to the big leagues you need to embrace the content of any script and make it your own in such a way that you are believable.  We don't need more people out there saying the same thing.

Scripted phone conversationI work expireds and so that means I call prospects on the same days they are hearing from others.  Yesterday I had one prospect tell me he heard the same dialog from 3 different agents and he was willing to talk to me because I actually was listening to what he was saying and feeling and reacting to that emotion.  I know coaches demand that you learn their scripts, but that is really just the beginning.  What works in Dallas will not work in Boston and the opposite is true as well.  You need to adjust what you are saying to the people you are talking to.  You need to listen and get back on track when your are taking down a dead end objection.  The way to do that is not to hang up and go to the next robocall; the way to get back on track is to acknowledge the objection ask a question and look for the opening to get back on track.  When you call you know what you want.  If you make it canned then so will the prospect.  It is much easier to say no than to say yes, your script was designed in a way to help the prospect say yes. But if all you do is read it off the page you will not get anything more than some low hanging fruit or the fruit that has fallen off the tree.  Embrace your script and make it your knowledge.  Deliver that knowledge in a way that engages your prospect not bludgeons them into agreement with you.  This is my opinion and I know that people are successful with canned scripts.  Imagine how successful you would be if you made that script part of you?

Hammock built for twoWhen the snow falls and my world is covered in white the stillness and quiet on the street gives me pause.  The phone has yet to ring today as the sun rises, but I know it will.  The second cup of coffee sits here on my desk cooling to my favored "lukewarm" temperature.  I am looking for the buzz, not the heat.  But it is the heat I am really looking for.  It is the thoughts of my wife and the fun we have always had next to the ocean.  It is the walks on the beach as the sun goes down knowing we will have a great dinner and end up in bed early to cuddle in the joy of our years and inflame the passions that will not die.

For us, Anguilla is the place.  The best beaches in the world, some of the best restaurants in the world, and a sense of comfort, privacy and relaxation that we don't feel anywhere else.  Anguilla real estate and Anguilla vacations are the best.  If you have been there you know what I am talking about.  If you haven't been there, you should go.  It is on the list of things to do before you die.

We don't do anything special when we are away on vacation. We don't sleep any later, we don't feel a need to force march through museums, shopping or deep sea fishing. There are 159 total homes in the mix the last month of the year.  There is a lot of activity, but the time on market is still woefully too long more all of us.  It is good to see the DOM lower for the sold homes than the Active homes.  If you home has been on the market with no activity then your price is too high.  If you can’t afford to drop the price then you will stay on the market.  This is a buyer’s market, especially those who have jumped through the financing hoops to get qualified to buy.

Bellevue home for sale Wellesley MAA 95% of List Price to Sales Price is not bad and certainly a jump up from last month.  Keep in mind these are averages of all the activity in the month and not specific to all the homes.

Boston Back Bay Condo for saleA 97% Sales Price to List Price is a very good sign for the December sales. Buyers were willing to pay the correct price for a home which usually means that the homes were put on the market at the right price to begin with.  The Expired listings were on the market for way too long, probably because the owners were not willing to put their properties on the market for the right price.

The Days on market are deplorable.  Everyone is still moving slow, but things are moving.  As we get closer to the Spring market and so many houses already in the pile those of you standing on the sidelines and waiting might want to consider coming in sooner rather than later.  By coming into the market now with your home you can be sold in the spring, by waiting until Spring you house will languish on the market through the summer–if statistics are to be our only guide.  I, for one, am not a statistics only driven agent.  I think the marketing of your home affects the sale far more than the DOM stat.  Marketing, Price and Staging make a huge difference.
