One Hand Clapping - 05/28/10 09:36 AM
Back in the Roosevelt era of this country when we were going through similar financial strains the President confessed he was speaking to as many economists as he could to understand what was going on with the economy so that he could make decisions about what to do.  Sound familiar?  An exasperated President back then told reports that each economist would start out explaining a particular theory in depth, but before finishing would say, “on the other hand…” and then go on to explain another theory.  What the President was looking for was a one handed economist.
Yesterday it was reported … (0 comments)

Impossible Mission, not! - 05/27/10 10:44 AM
It will be difficult to boil down 4 hours of accurate, in depth information about the Real Estate industry delivered by Tami Bonnell, President of EXIT Realty USA, yesterday here in Dallas, in a blog of 500 words or less, but let me try.  The industry is in contraction in many areas, but EXIT is growing.  Most other large Real Estate corporations are cutting back on what they deliver to their members, but EXIT has increased its delivery.  Affordable database system (you can’t beat less than $16 a month), robust marketing materials at industry low rates, live help for all your … (0 comments)

Stop, Drop and Roll - 05/26/10 10:30 AM
« What makes a great agent? All the real estate books I read and all of the pundits I have listened to all speak about the consistency of our daily actions and rituals being the key to ultimate success in our industry.  I have taken this to heart and arrive at my desk each morning with a series of rituals already on my “to do” list.  Study, Exercise, Affirmations/Incantations, Farming, Calls, Follow-up on yesterdays lists are all there with various goals attached to them for the day, sounds good, right?  Well the unfortunate aspect of this organization is that our lives … (5 comments)

What makes a great agent? - 05/25/10 09:54 AM
When you ask the question, what makes a great agent? I think, “No, it is not your car, your hair, your clothes or the corporate office you work within.” While all agents have a professional responsibility to understand the laws and to stay on top of changing processes and procedures I don’t think this is what makes a great agent either. Knowledge is expected. • Knowledge, experience, process, procedures all are pieces of the puzzle that a good agent will wrap around a home-owner’s or buyer’s needs and wants. There are varying ways to unfold the prize, these are observations of … (4 comments)

Friday Motivation (Note to self) - 05/21/10 09:08 AM
Why do you allow fear to run with you everyday.  Fear is one of those emotions that truly has it’s place, but not in any everyday life as we know it here in the United States.  Giving constant credence to your fears keeps them top of mind.  Every action you take is steeped in that emotion.  This makes steps halting and tentative. This makes progress slow and often non-existent because you are so focused on the fear you are not open to the success.  It is well proven over so many tests that what you think about, what you spend the … (4 comments)

Should I tell? - 05/20/10 09:19 AM
A couple of weeks ago, while AR was going through their Proxy test I reached out asking a staff member what happened to the hyper local challenge?  I am a relatively new member to the community and was excited by the opportunity to promote my neighborhood and receive extra points on this platform. What could be better, I thought?  I stayed on the sidelines for the most part regarding the month long trial AR was pushing through with their tech challenges.  I didn’t respond when members---some top members—openly said they would be leaving the community.
Technology can be maddening and … (8 comments)

Overall the numbers look good. Single Family sales are up 27%, the average sale price is up 9% and the Days on Market (DOM) is slightly down. It is taking less time to sell the home. 74 DOM for April, $194,688 Ave sale.
Keep in mind this is for all of North Texas and your community figures will be different. This just sets the stage. In the Single Family home area there are 40% more … (0 comments)

The Elixir of Passion in your day. - 05/17/10 10:52 AM
Passion and Vision build empires
Work is work.  There are tasks to be performed at every job, and real estate has a lot of moving parts.  Write them down; get them done in some systematized manner and be done with it, that is the work side of work.
Play is play; it is the time away from those chores.  To me the connector in both of these disparate activities of work and play is passion.  Passion is a joy and a challenge.  You can both love and hate passionately; it is juice.  Passion is a tool you can hone and bring … (1 comments)

Meeting of the minds. - 05/16/10 01:46 PM
Mastermind groups are a fantastic way to broaden your knowledge base, get informed on new trends and techniques, share successes and ways to overcome failures. Mastermind groups correctly created deliver astounding results for the members.  Anyone can start a mastermind group and invite people to participate. It really is that simple.  What you focus on with your group determines on who should be invited in.  I have had the fortune in my career to be part of many such groups.  I want to share my take on what I think makes a great group for all those involved.

Are You Unconvinced About the Power of Social Media? - 05/15/10 11:54 AM
Malcom is a person who truly cares about his profession, his community and our world.  In this blog he shares the remarkable filmmaking on the subject of the wars in Norther Uganda. Thank you Malcolm for all you do.
Via Malcolm Johnston (Remax Trent Valley, Trenton, Ontario):
Firstly, I can't praise the organization Invisible Children enough. They are a tireless group of young people dedicated to ending the war in Northern Uganda and bringing the Child Soldiers home.
The movement started in 2003 when 3 young film makers from California went to Africa without any particular plan in mind. The three young men, Bobby … (3 comments)

Finding your Mentor, daily. - 05/14/10 01:22 PM
Everyone remembers a favorite teacher, the one that made you feel smart, be smarter because of his or her belief in you. You worked harder, but it seemed easier.  Coaches can do the same thing while the focus is on physical systems and stamina. Your pastor, priest rabbi religious leader guides you in spiritual issues.  Mentors have been around you forever.  If you can’t find mentors right around you in your work today then look a little further.
What questions will you have today, and who is the best person to answer those questions?  Who is a higher authority? Why not … (3 comments)

What’s good about your office? - 05/13/10 09:06 AM
What are the first three things that come to your mind when you think of your office?  Are they good things?  Are they things you can change? Are they things that add to, or take from your production and knowledge?  Face it we all have working environments that either work for you, or don’t.  That is especially true for the folks who are working in a home office.  Your environment is one critical component of your success.  It is the field you play on every day.  It is the place where you win and loose and keep track.  It is where … (69 comments)

In the Zone, and how to get there today. - 05/12/10 10:01 AM
Everyone has felt this.  That special moment when all you say, and do, and think is fully connected with what you are doing and it is getting done.  It is exhilarating. In sports terms its called being “in the zone”. In theatre it is knowing you “nailed it”, same in gymnastics, or archery.  It’s the grand slam and the shining moment.  You get the point but you may wonder how to get there?  Getting there is a mindset, an attitude and an effort.  It is all that, but to get there you can work on the parts.
Our days are filled … (10 comments)

Visualizing Progress - 05/11/10 09:00 AM
‘Whether you think you can, or you think you can’t, you are right.”  I don’t remember who said this but it is a very powerful truism.  Real Estate has so many points where doubt and inaction can just take you down.  Once you allow that to happen, it will happen again.  The opposite is also true but demands a bit more work.  When things go wrong in a transaction, and they will, there is always something that goes wrong and needs attention, it is the Realtor® that thinks they can that will solve the issue, that will.  It is the agent … (4 comments)

Short Sales Test—What works? - 05/10/10 09:29 AM

« Win at low cost. My office has been focusing on the acquisition of clients to do short sales.  We have obtained the list of foreclosed homes about to be auctioned.  In Texas foreclosures are sold at auction the first Tuesday of every month.  We get those lists soon after the auction as the banks begin to release the homes for next month’s auction.  It is in that window of opportunity we attempt to help the homeowner out of their predicament.
While the whole office has access to this list, only five of us are actively pursuing the homeowner.  We … (6 comments)

« What Makes Agents happy? Rule 1: Don't waste their time.
My life and career changed a number of years ago when I attended a meeting about building a Board of Directors/Board of Advisors.  I listened to a panel of experts in their fields discuss how they obtain intellectual talent and expertise to guide them through the activities of their business.  I am not a corporation and so a Board of Directors is unnecessary, but what a blessing a Board of Advisors has been since that day.  A Board of Advisors is a group of people who are highly successful in … (1 comments)

« New Sheriff in town Larry interviewing Cristophe of Hollywood
Simply, sales and more sales, but there is more.  You can’t get to sales without going through leads, meetings, and contract signings peaking at the closing, to begin the cycle again.  To do this work effectively you need an environment conducive to your personal growth along all these lines.  You need to have access to training.  You need to identify and create a mentor, or two.  You need to have an office with agents of like mind and focus on getting the job done.  Does your office do that?  What one … (2 comments)

Peggy Santmyer and Larry Lawfer
Learning what other successful people do on a daily basis is a way to measure your work against someone who is doing it at a high level. Their insights and observations from having “been there and done that” are invaluable as you begin to make the same climb. Learn from someone who has been there has always been a mantra of mine. I am pleased to share with you these interviews and look forward to hearing from you who else I might speak with.

A Whole New World! - 05/04/10 12:10 PM

The time for the tax credit for homebuyers is over, now what? My believe is that there will be and there already is some programs that will help new and existing homebuyers.  The truth is this is a great time to buy a house at a price that will move forward with the economy over the next several years.  Another truth is that you make money when you buy your house, not when you sell it.
The real estate industry has changed dramatically over the last year, so has the lending community.  Try to not engage an appraiser in conversation … (3 comments)

Honoring Old School - 05/03/10 09:04 AM

« Privilege and Responsibility Remember when?
It seems as though my blogs about “old school” and “new school” Realtors® has concerned some readers enough to reach out to complain.  What is really sad is that these people, instead of speaking directly to me, or posting comments on the blog to explain the strength of their approach, they went to the franchise owner of this office.  I was told that old school Realtors® make more money than new school; I asked for proof of that one because I doubt there has ever been a study breakdown in this manner.
I, myself, … (1 comments)

Privilege and Responsibility - 05/01/10 06:06 PM

« Not knocking it! Is Old School, the Only School?
Stop and think for a moment of both the privileges and responsibilities involved in your clients delivering to you their dreams for the right home ownership.  This is not something to be taken lightly.  You impact their lives for years with your knowledge and direction for them.  What you bring to the table, or maybe don’t bring to the table will direct their lives for years.  An agent I know is a very smart person who got into the business many years ago.  The agent works hard, is ethical, crosses … (0 comments)
