back bay: Winning Awards, winning in life - 03/22/12 11:52 AM
This month has been big for me. I have been an agent in MA for 18 months now and have already won some awards. My commissions in my first year were just below $100,000 which put me in the Executive Club for the REMAX system. Not bad, but I wanted to do better and I will this year. I just heard I have been named for the second time in 18 months as the "Agent of the Month" for REMAX New England. There are a lot of great agents in New England and this is quite an honor for me. The Boston Back Bay Condominium Housing Report Feb 2012 includes 210 listings in the Active, Under Agreement, Sold, Expired and Canceled categories. Lots of new listings came on the market to get the Spring season started. The Days on Market are coming down again and the mix is about right with the Active’s slightly longer on the market than the solds. The good news is that the Under Agreement listings are a lower DOM and them means next month the stats for the others should come down as well. Get your Condo priced right, get it staged to sell and

Boston Back Bay Condo for sale There was a lot of activity in the Back Bay the last month of the year. Some people are more highly motivated to sell and that is why we have more properties on the market. With people motivated to sell and buyers motivated to get the tax advantages of buying it was a good month. The days on market for condos in Back Bay is still way too long, but with the number of sales going up and those DOM going down this can be considered positive movement. Condominium Active Listings: 147 Avg.

Boston, Back Bay, Condominium housing report Nov 2011. With 226 Condos in the market this month we see that that Days on Market is going up, the average price going up, the average sale price coming down and this is all normal for this time of year. Seasonally affected sales traditionally go down in November, but will rise a bit in December as people will rush to get in under the tax year. You can bet the sellers are willing to offer appropriate concessions if buyers are reasonable. There has been a bit too much unreasonableness out there this year.

Back Bay Housing Report Oct 11 The Boston Globe reported that prices are going up, they also reported that prices are going down and that prices are steady, all this in the last week in various reports. It is dizzying. Most of the homes in the market are actively being sold. The amount of time on the market is slowly climbing as is the average price. It is often forgotten that the buyer determines the price of a home and not the seller. The seller wants the most for their property, but it is the buyer who determines what it is

Children from the suburbs usually don’t walk as much. Our mantra was “we can’t park any closer than our garage”. Often children that come in to the city to visit need to rest every couple of blocks or so. Other parents in the city have remarked on it in their experience also. When we go out to eat we walk, when we go to the movies we walk, when they go to after school activities we walk, when they go to school we walk, when they go to friends houses, we walk. Hour of Power Sometimes you just forget. I was feeling lethargic this week and couldn’t put my finger on the feelings. I was doing all the work I always do and, in fact, had a number of truly positive steps taken this week, but still I was feeling sluggish. Last night I woke up in the middle of the night and it hit me. I had totally been ignoring my hour of power. Decision Time Decision making is part of what defines a successful career. Yes, you need to have rules that you don’t redefine with every turn of the whim, but how we communicate and what we say in those communications does change over time, especially with the internet moving at light speed. There is no need to rehash the truth about how the internet has changed real estate. While it will always remain a person to person business in the end, the starting line has moved to the web. If you are not there you will be gone, simple as that.

Later today I have a call with a prospect I was referred to earlier in the week. I have already blogged about the referral and what I have done to prepare, but I just mentioned my 20 questions. I use these 20 questions as a launching point for getting an honest understanding of what the prospect really wants. I have always known it is all about the client and these twenty questions (which I change for each prospect) is the best way to drill down on what they are looking for. On Monday I got a referral from a wonderful and well respected client/adviser/friend of mine. A person I feel blessed to have such arelationship with. I followed up with an email immediately. I took the time to research the person I was referred to so that I could be more specific and therefor helpful to them. From the quality of my referral I was feeling life couldn’t get much better.
