home: Winter Wonderland - 12/27/10 07:09 AM

We got snowed in a bit today with over a foot of the white stuff.  It was heavy and did cause some outages throughout the state.  Since this was the first big snow storm like this in a while it draws out comparisons to all other snow storms.  Inevitably it goes back to the Storm of '78.  I didn't arrive in Boston until 1980, in '78 I was in San Francisco with an earthquake, well tremors.  I wasn't in San Francisco when the earthquake canceled the World Series and took out part of the Bay Bridge.  I was in Boston … (2 comments)

home: Everything takes longer.... - 12/17/10 02:56 AM
I was lying in bed this morning thinking about all the things that need to get done.  I have a website to set up for my Anguilla property that is a challenge to me because I am not a programmer, I am a content development guy.  These are two different people.  I have all my own agent work to get done, the 20 calls, the promos, the goals and objectives.  I have family things that need to get done, hey, it is the holidays and they are supposed to be fun.  And they are.  I just needed to stop for a … (3 comments)

home: This is a STEAL!!!180 Main Street - Unit 1 - 201 List Price: $88,999 Bridgewater, MA 02324 - 12/16/10 08:15 AM
I am conducting an Open House this weekend at 180 Main Street in Bridgewater, MA.  This house is currently empty and the owner is highly motivated to sell.  This is a second floor unit and has a range, dishwasher, disposal, refrigerator, freezer. There is an in-ground pool on the property as well as a tennis court.  The area has walk/jog trails, stables, golf course, medical facility, laundromat nearby.  The property is not currently FHA approved and so you would need a 10-20% downpayment to make an offer.  There is a possiblity that a local bank would be able to help with … (2 comments)

home: Inch by inch. - 12/01/10 12:07 AM
I started with 2657 contacts loaded into Top Producer. This is the culmination of my 28 years in business and all the people I know and have worked with.   I think 1750 contacts is a more accurate guess of the number of actual contacts worth putting into Top Producer, some of it is doubled up and some is no longer valid.  If I have 550-750 stick that would be good.   I am down to 2468 as of this morning.  I have put in 80 myself for a 280 swing towards getting the data base with the right people in the … (6 comments)

home: I am Thankful for… - 11/23/10 05:14 AM
I am thankful for so many things and first on that list is the continued good health and habits of my family and dear friends.  I am thankful for all that I have learned and experienced this year and so look forward to continuing to grow and show what I have learned.  I am grateful to be back with my family using my cameras and storytelling skills in my neighborhoods.  I can’t wait to share with you the history of places like Wellesley, Natick, Dedham, Needham and my home town Milton.  There is so much history in the architecture, industries, manufacturing, … (2 comments)

home: Things I know and things I do - 11/22/10 12:01 AM
I don’t always do what I know, and sometimes I know what I am not doing, but that doesn’t stop me.  Or should it?  Massachusetts land and housing laws go back for hundreds of years and that is comforting to me. There is a real sense of place and ownership about land and homes that is very American to me.  I do believe home ownership is a privilege open to everyone who is qualified.  Right now those qualifications are very stringent.  That is another story.
With ownership comes the pride of that owning.  The time spent taking care of the place … (6 comments)

home: Persistence Pays - 10/03/10 04:05 AM
I am not the only, nor am I the first person who has been lied to and cheated in real estate, this I know.  I had been wooed over a period of 2 years before joining my first agency and felt comfortable with what I was being asked to do when I joined their ranks.  I knew I could go into an agency and update their websites, provide compelling content that would produce and drive leads to the agents and upgrade their “old school” mentality.  This was a lot to chew, but I was confident on my ultimate results based on … (9 comments)

home: The better buy, or the value of buying better. - 08/03/10 02:52 AM
Anyone out there looking for a home has seen lots of distressed property. There seems to be two markets, the distressed properties than need lots of work and the homes you can move in to and live with little or no changes. The economics of these purchases should be looked at because buying the least expensive house can cost you far more in the short run than purchasing a home that is move in ready with new systems, paint and fixes.
Take for instance the Creek Crossing section of Mesquite Texas. In this neighborhood there are76 houses bought, sold, pending or … (5 comments)
