larry lawfer: Using Green in Natick Home - 05/20/13 11:21 AM

There are a good deal of Cape’s in Natick. Even a bunch of them in an area where you are minutes away from a highway, in walking distance to public transportation, a walk to the elementary, middle schools in Natick.  13 Kelsey Road, Natick MA, 01760.
MLS# 71517145 descriptions says, Go Green in Natick. New 94% energy efficient gas furnace, high efficiency on demand tankless hotwater system, 1.6 GPF toilets, wood burning stove, new insulation, mesh safety cover for 23,000 gallon in ground pool (never add water in Spring). larry lawfer: Spring Changes, Growth begins Anew - 04/29/13 06:15 PM
No real estate career is complete without the ups and downs.  No one fails unless they give up; the act of giving up is the definition of failure in my estimation.  Living in New England there are times in late winter, say February, when the dark, slate gray sky and frozen stiff ground with no color and no visible life whatsoever can make you feel as though life is gone forever. It is not.  Life of all sorts has seasons as do our careers.  I have now moved through two major international Brand Agencies to my third and final resting place.  … (17 comments)

larry lawfer: The One Thing, a newbie perspective - 04/29/13 05:56 AM
I recently decided to drink the kool-aid that Keller Williams has been offering.  I am relatively new to the business at 3 years, four months, but still feel as though I am learning each day.  From what I read here on Active Rain this process can continue throughout my career and this pleases me. The view from outside the Keller Williams family in is that these agents are on to something, but you have to drink their kool-aid to be one of them. I think that perspective is wrong now that I have joined in.  Before I left RE/MAX this month … (3 comments)

larry lawfer: Milestones and Bumps along the road - 04/21/13 05:01 AM
Milestones and Bumps along the road are a part of life.  I am in a hotel room with my wife still sleeping and I am thinking about this milestone we have just crossed.  Our son is a senior in college and his lacrosse team was playing their last home game of the season, and of his career yesterday.  We have watched him through all sorts of sports. We have made friends along the way--other parents with kids in the same sport.  It has been a wonderful ride and many excellent memories.  As parents who didn't get started with our family until … (7 comments)

larry lawfer: Michaelangelo's guide to Greatness - 04/19/13 12:13 PM
Michelangelo's's guide to Greatness fits not only his brilliance as an artist and inventor, but the lessons have implications for the real estate industry and for life.  Standing before the beautiful marble sculpture of David Michelangelo was asked, "How can you look at a huge piece of raw marble and see David within?"  Michelangelo answered immediately, First I know there is a thing of beauty locked inside this block of stone, then I go about chipping away at everything that isn't David and I am left with beauty.  I first heard this story in college many years ago and I have … (5 comments)

larry lawfer: Finding the Right Home; Wellesley, MA 02482 - 04/18/13 08:58 AM
Finding the right home and closing on it these days is a matter of intelligence, strategy and preparedness.  Most people when they begin to hunt for a new home have a vague idea of price and location. They may say I want to live in Wellesley because the Schools are perennially ranked in the top of the state. They may be willing to pay between–well, here is where it begins to break down.  People read papers, listen to the news, research on line and today all that media is saying prices are going up, houses have multiple offers and you will … (2 comments)

larry lawfer: Patriots in Boston, yesterday, today and tomorrow! - 04/16/13 03:37 AM
Patriots in Boston, yesterday, today and tomorrow have shown the world that we can not and will not ever be swayed by the act of some terrorist(s).  In this town where our Declaration was forged and debated not one mile from my home years, before it was signed in Philadelphia on July 4th 1776. We are a fierce and independent people.  Patriots Day is a day of celebration here in Massachusetts. It is the day we celebrate the first battle of our American Revolution in Lexington, MA.  As our President noted last night, "It's a day that celebrates the free and … (4 comments)

larry lawfer: Real Estate is not for the feint of heart - 04/07/13 05:50 PM
Real Estate is not for the feint of heart and that is for sure.  There are always issues that must be dealt with.  Lies are part of it, so is cheating and emotional responses. One day you world is perfect, then that phone call comes in that turns everything upside down.  Like they do in professional sports, the best approach is never get too high or too low, because the game is ongoing and the season isn't over. What do you do when you have your day blow up?  I asked this question around my office the other day.  Some drink, … (4 comments)

larry lawfer: It's not the Agency, it's the Agent - 04/02/13 04:00 AM
In real estate it is not the Agency it is the Agent you work with that makes the difference. There are many great Brand Agencies across the country and around the world. They provide the offices that you may or may not use, they provide training of various levels and they collect fees from you, the Agent, to deliver these services.  There are just as many boutique Agencies that don't have national brands but serve their local communities with care and quality, but is it the Agency or the Agent?  I contend that is the Agent who is either of high … (23 comments)

larry lawfer: Missing Your Opportunity in Real Estate? - 03/28/13 04:24 AM
Missing Your Opportunity in Real Estate is what is being shouted from the newspapers, the electronic media and every single agent out there, well, not every single agent.  Just like the inaccuracy of the media surrounding the demise of the industry several years ago, they are getting it wrong now as well.  There is no doubt that interest rates are very, very low. It is not disputed that prices are now moving back up and that there is competition for good listings at good prices.  We are seeing and recording multiple offers on homes and bidding wars driving prices up over … (5 comments)

larry lawfer: Ranch House in Great Neighborhood priced to Sell Quickly - 03/27/13 04:35 AM

Ranch House in Great Neighborhood priced to Sell Quickly.  8 Clinton Avenue in  on the Eastern side of Walpole minutes away from Route 1 and Route 95.  A mere 13 miles from downtown Boston it is also very close to Providence Rhode Island.  Having this proximity to two great cities and allowing you a more suburban location is the best of both worlds.  Walpole is a community that cares for the education of its children.  Wikipedia shares this information about the School System of Walpole. larry lawfer: When your voice goes quiet - 03/26/13 04:08 AM
When your voice goes quiet it can be very disconcerting.  I loved my routines of blogging everyday. I loved and still love the Active Rain community.  I look here far more for excellent answers to complex real estate situations than I ever do going to my current Broker/Owner. The vast knowledge and the free and open dialogue is one of the true assets in this industry.  I am blessed to be a part of this community and to add my voice about Storyteller Marketing.  I have had one bad experience here in the Rain and it was not the Rain's fault … (8 comments)

larry lawfer: Dedham, MA 2012 Annual Housing Market Report - 01/07/13 01:59 PM

Dedham, MA 2012 Annual Single Family Housing Market Report.  There were 415 houses in this report that are either Active, Under Agreement, Sold, Expired or Canceled in 2012.  The market is coming back, but slowly. I just had a home go under agreement in 3 days on Oak Street with multiple bidders.  If your home is priced right and easy to show there is pent up need out there.  If you have found yourself expired or canceled there is really only two reasons for this. You are either priced incorrectly or marketed incorrectly.  Working with a qualified Realtor® will … (1 comments)

larry lawfer: First Time Home Buyers Guide to What you want. - 01/03/13 06:54 PM
First Time Home Buyers Guide to What you want. A first time home buyers guide to what you want starts with paper and pen, leads through the internet and ends up with you getting exactly what you want for a price you will love. Real Estate is a process and those who understand the process, focus on what they want and can afford and work with a professional who listens and can deliver that to you.  The best agents listen more than they talk.  They ask questions, they provide you with information that is helpful and provides insight that you can … (6 comments)

larry lawfer: Wayland, MA 2012 Annual State of the Housing Market Report - 01/02/13 06:50 PM
Wayland, MA 2012 Annual State of the Housing Market Report.  There are 315 houses that are either Active, Under Agreement, Sold, Expired or Canceled in Wayland, MA this year.  The market has rebounded somewhat and we are moving back into a much better space for those selling their homes.  It is still a great time to buy with prices still low and somewhat stable and the interest rates still bottoming out.  Wayland has one of the best school districts in Massachusetts and is a nice place to live around Boston.

larry lawfer: Weston, MA 02493 Annual Single Family Housing Report - 12/31/12 06:55 AM

Weston, MA 02493 Annual Single Family Housing Report has 288 homes that were Active, Under Agreement, Sold, Expired or Canceled in 2012. Homes in Weston take a bit longer to sell than in surrounding Wellesley in part because there are fewer homes.  Weston schools are consistently voted as one of the top school systems in the State and this drives some of the traffic.  Nearby Wayland and Wellesley also rank among the best school systems so if a buyer is traveling west out of Boston there are choices in this regard.  There are a total of 3344 Single Family homes … (4 comments)

larry lawfer: Wellesley, MA Annual Market Report 2012 - 12/27/12 08:07 AM

Wellesley, MA Annual Market Report 2012 includes all the activity throughout 2012.  It was a year of some returns which is good for both buyers and sellers.  The slow climb back from the drop off is welcome news for everyone. While Wellesley and some of the surrounding towns were not as devastated as others in the melt down of real estate beginning way back a the top of the market in 2007 and continuing the pendulum swing through 2009 and mid 2010 the swing is on the upwards trend again.  We may not see the heights of 2007 for many … (0 comments)

larry lawfer: Milton, MA 02186 Annual State of the Market - 12/26/12 04:02 AM

Milton, MA 02186 Annual State of the Market. This year marked the beginning of the slow climb back up in real estate.  The return to the values we saw in 2007 may never be reached, but we will experience a slow climb up out of the depths we lived through in 2009 through last year.  The economic stimulus helped somewhat.  More reasonable lending guidelines have also helped, but it still not easy to get approved for a loan and for that loan to close on time.  There are hurdles with the lending underwriting and everyone is running a bit scared … (3 comments)

larry lawfer: Wayland MA 01778 Single Family Home Rental - 10/24/12 05:45 PM
Wayland MA Castle Road Home Rental

Wayland is a great place to find a single family home rental. There are not many of them, the availability is .8% and that is not much.  This home that will be available for November occupancy is on a flat yard large enough for wiffle ball and an in-ground pool.  It is on a quiet dead end side street.  It is right off Old Connecticut so it is easy to get to the major highways and a commute in virtually any direction.

larry lawfer: Scary Time of Year - 10/20/12 05:33 AM

Scary Time of Year?  When asked this question many people would say tax day in April, not in October. That is unless you were young and your imagination was still not yet stifled. A time when goblins and ghosts and superheros and reality stars can all still be believed.  Halloween is a magical time of year with a long and varied history.  The giving of sweet treats was begun years ago as an effort to ward off the neighborhood children doing tricks to the house on that night.  It was a shakedown.
So of course wearing of costumes was a … (6 comments)
