larry lawfer: Living in the City, Boston Area Move In Homes - 07/01/14 08:54 PM

Living in the City, Boston Area Move In Homes these days can be less complicated than finding just the right apartment to rent. What with first month, last month, security deposit and real estate commission the up front for a rental these days is often as close to a down payment as it has ever been. The difference between renting and owning is savings.  As an owner you get to write off a portion of your costs, with a rental it is all just throw away dollars.  Yes, with ownership you have maintenance costs and taxes and mortgage insurance that you … (3 comments)

larry lawfer: Real Estate is a full contact sport - 06/03/14 08:47 PM
Real Estate is a full contact sport that takes some time to perfect, like all sports.  At first I was very reluctant to knock on people's doors. I hated it when people came to my door to solicit me.  I was sure everyone felt the same way I did.  I didn't even want to call people in the morning because I thought I was intruding on their privacy, same with the evening when they would be home.  I sent letters, I walked the farm and dropped off postcards and just listed/just sold materials and would engage with anyone walking their dog, … (4 comments)

larry lawfer: Artist Loft for Sale in Boston - 05/29/14 10:21 PM
Artist Loft for Sale in Boston. This is a live work space and it is zoned for Multi Use which indicates both a commercial and residential usage.  Artist lofts rarely come with finished wood floors, a nice new kitchen, over-sized tub and shower and a separate sleeping space, but 1391 Hyde Park Avenue Studio A is just such an artist loft.  With 842 square feet of space it feels larger because of the 13 foot ceilings and two large skylights above. This unit is in the Hyde Park section of Boston and it is fully owner occupied with working artists and … (4 comments)

larry lawfer: For sale by owners (FSBO) need to know the process - 05/23/14 12:26 AM
For sale by owners (FSBO) need to know the process of selling their house for the most money in the quickest period of time.  Sadly most FSBO people have bought and sold homes before and so they feel as though the understand the process. They had an agent who put a sign in their yard, loaded it up to the MLS and had an open house, easy right?  Well, yes that is easy if that is the way it worked in all kinds of markets.  It does not.  In particular it is not working in today’s market, and by today’s market … (33 comments)

larry lawfer: Following the Market-Today in Real Estate. - 05/19/14 09:34 PM
Following the Market-Today in Real Estate. Real estate is a fluid market. The pendulum swings from Buyers to Sellers, from an Up market to a Down market, the fluidity can be momentary.  For instance last year it was a crazy busy Spring Market. If you remember there were multiply offers on each and every listing that came on the market at that time.  By the time July rolled around those listings that waited were hurt by the fact the market stalled through the end of the summer.  This Spring it feels as though the market is slowing again.  This is all … (4 comments)

larry lawfer: Take a sad song and make it better - 05/15/14 09:55 PM
Take a sad song and make it better is a line from the Beatles classic, Hey Jude.  In real estate you are constantly given sad songs and you have a choice. You can take a sad song and make it better, or you can start blaming someone else and pointing the finger.  Good to great agents never point the finger and will always look to make any sad song better.  For instance I just closed on a home with clients where everyone at the table was happy.  There were Seller  shared stories of the house construction, the quirks of the property … (6 comments)

Business relationships drive business. The company you keep, the friends you make in your career, in many ways are a reflection of your career.  If the people you work with are calm and organized chances are you highly value those traits.  Working with good people can make the difference in your professional life.  I have always looked to people working at the top of the profession for insight and wisdom.  Gary Keller says, “Success leaves clues.”  I completely agree.  You can tell when someone is practicing mastery what they are doing, and how they do it..  This is true in … (3 comments)

larry lawfer: I Listen for a living, YourStories Realty Group with Keller Williams - 04/21/14 04:59 AM
I listen for a living, YourStories Realty Group with Keller Williams. I listen for a living is the answer I give to people when asked what I do for a living.  It always tilts people’s head sideways like some Golden Retriever trying to understand.  “oh, you are a lawyer, psychiatrist, politician, pastor or priest?” they might ask.  No, I say, I work in real estate.  I have found over the years you can’t ever get people what they want without truly listening to them at length talk about their wants and needs.  I know some agencies like to match their listing … (4 comments)

Assessment, year to date, Boston Area Move In Homes, YourStories Realty Group with Keller Williams, MastermindEast-Borino, Family, Occupation, Recreation and Message in the first quarter and now 21 days into the second quarter.  Best practices in business dictate that you review your goals and tasks daily, not yearly.  Certainly you should physically pull out and read your yearly goals--this is a minimum. The very act of reading your goal will excite you and remind you of what you wanted to do.  Remember back in Nov-Dec when you began writing your Goals for the year?  You had excitement and anticipation.  Pulling out … (1 comments)

The Power of Many-Active Rain Meetups are where you can find that answer than can put you over the top.  Meeting with other professionals who are actively looking to do better on a daily basis is a way to build your business, today.  They always say that birds of a feather, flock together, well so do really smart and successful agents.  No doubt you have people in your office who do nothing but complain.  You know agents who sit in their home office in their jammies until noon doodling on the computer and posting cat videos to their friends.  That is … (39 comments)

larry lawfer: Failure is part of my every day. Whoopee! - 01/17/14 11:04 PM
Failure is part of my every day. Whoopee!  I know it seems counter intuitive doesn't it, but it isn't.  Successful people fail more often and more consistently than unsuccessful people.  Think of it.  A baby learning to craw falls down a great deal, but that doesn't stop them.  As we learn to first craw, then walk and for some of us to run in the real estate world we must try and fail on a daily basis.  Not all your prospects will work with you, not all of your presentations will end up being listings, not all your listings will sell … (11 comments)

larry lawfer: Community Guidelines post. - 01/14/14 09:42 PM
I have to confess I had not read the Community Guidelines since first starting here on Active Rain in late 2009.  I see they are far more specific than I remember them and far better at explaining what this community is truly about.  This community for me and for so many others is a WEALTH of information and a TREASURE of wonderful, professional people willing to open up, lend a hand and be a strong shoulder when you are overwhelmed.  I have made many friends here and have put into my bucket lists trips to places I would never think of … (15 comments)

larry lawfer: Dedham 2013 Single Family Housing Report - 01/14/14 08:35 PM
Dedham2013SingleFamilyHousingReport shows 402 total properties involved in the 2013 housing market.  As always having your house priced correctly gets you a faster sale with more people through the house and a quicker close.  The current active homes have been on the market for 188 days. This is too long for an average in this community. The List price is double what the average Sale price is.  No two houses are alike and looking at averages is just that–the average.  Each home has it’s own unique Market Value.  Market Value is not what the Seller thinks is a good price, or the … (0 comments)

Weston 2013 Single Family Housing Report shows 295 properties in the various stages of sale. That is fewer homes than Wellesley, but Weston is a very different community.  House tend to stay on the market longer.  Schools are excellent, a bit more rural and private than Wellesley and still an absolutely wonderful place to live.  Weston is one of the nicest communities in MA without a doubt.

larry lawfer: I listen for a living because it's all about you. - 01/12/14 10:35 PM
I listen for a living because it's all about you.  This has always been my professional mantra for good reason.  People want to be heard. They have their story and when they hire a professional for any reason they want that professional to know the whole story. It is never about the professionals degree, or awards at that moment, it is always about how well they listen to the story.  Once you know the story then you, as the professional can interpret and plan the best course of action for the speedy resolution of the needs and wants.
I am a … (17 comments)

Newton House for Sale 72 Beacon
Newton Ma Single Family housing report for 2013 shows a vibrant and alive housing market.  There were 650 homes Sold in this community during the year, 650–that is a lot of homes.  Only 130 of them were below a price point of $650,000, leaving 450 above that level.  I had a home in Newton on the market for 9 days with multiple offers and the house going $11,000 over asking price. Newton, like so many cities in the Boston area are often ranked at the top level in the country for desirable places to live.  … (0 comments)
