ma real estate: Real Estate Best Practices PODCAST with Ilya Cobi - 03/31/20 08:12 AM
Real Estate Best Practices PODCAST with Ilya Cobi From William Raveis, The Cobi RE Team in Brookline, MA. In this podcast Ilya, Larry and Jim talk about the characteristics of the best agents and their practices. Not all agents are created equal, there are A students and C students and it is not hard to tell them apart. The best agents use the best practices and technology. In today's world where we no longer have free access to properties during this pandemic it is even more important than ever you work with people who know the process completely and can keep … (3 comments)

ma real estate: Day 8 of 90 Best Practices Real Estate 2018 - 04/03/18 05:10 AM
Day 8 of 90 Best Practices Real Estate 2018 Monday's are not inherently bad or worse than any other day, not at all. They are another day to pursue your dreams, your job, your family, your lifestyle. That being said, it is also true that not all days are "up" days.  Some days you have to grind a bit to get done what is necessary.  The great week last week, the holiday and this aftermath Monday are more of a challenge.
Exploring all the reasons why I choose to not do all I can do to be who I want and who I … (0 comments)

ma real estate: Day 7 of 90 Best Practices Real Estate 2018 - 04/02/18 05:58 AM
Day 7 of 90 Best Practices Real Estate 2018 feels like a better title than the mis-leading "best Realtor®" which is not necessarily obtainable and if it was would only be temporal.  Firstly we would have to collectively define what the best Realtor® actually is and I believe you would have many right answers.  So the title is now and through the remainder of this exercise in sharing will be Best Practices Real Estate 2018.  I would add, in my opinion.
This is the end of my first week and let me take a breath and reflect on what was, what will … (0 comments)

ma real estate: Day 6 of 90; Becoming the best Realtor® - 04/01/18 03:56 AM

Day 6 of 90; Becoming the best Realtor® This is the second time I have used this format to post.  When I first got my license and started to practice in 2010 I was following this book by Walter Sanford, If I Could Start Over Again. That was the beginning of this path 8 years ago.  I learned through the years that life-long curiosity, interest and passion to be better will never get you to the best.  The best is a moment in time, and time never stops.  It is better to be best in your day, or at that task, … (0 comments)

ma real estate: Is the Grass greener? - 05/21/15 01:02 AM
Is the Grass greener? Agents move around all the time. They are always looking for a greener pasture, a better split, more leads, easier transactions and the good life.  Agents often leave because they are promised a better deal after hearing what a disgruntled agent thinks they are missing. We are all in a sales business and this is the best possible way to close a deal. Listen to what someone wants and then shape your offering into an arrow that hits at the heart of their bullseye. What is really missing here is any introspection on the part of the … (24 comments)

ma real estate: Desperate? You should be. - 04/05/15 10:34 PM
Desperate? You should be. Desperation is not normally a good place to be. So many agents are desperate for the next listing, the next closing, the next client and this is a never ending circle of doom.  Desperation is the act of giving up hope. It is the feeling of having no hope and you would think this as a bad thing and it is for the most part.
Desperation is not bad when you the goal is to be desperate to be the best agent/Realtor® you can be.  The focus on being the best takes away all real desperation because … (13 comments)

ma real estate: Appraising versus Selling Real Estate - 06/30/14 12:04 AM
Appraising versus Selling Real Estate are two different processes with different objectives.  An appraisal is to determine and detail valuation for the purposes of a loan, while a Realtor® must highlight the features and benefits to enhance the value of the property.  The appraisers work must be capable of being defended with current statistical proof of value.  Appraisers and Realtors® may have differing goals, but they are seeing the same house.  The value of any house is the house in comparison to other houses in the area.  Market value is that value that the house is likely to be purchased for … (0 comments)

ma real estate: Caring about others - 06/09/14 12:08 AM
Caring about others–Showing the way. I have always been someone who believes you show people what you can do rather than tell them.  In fact, you will rarely find me talking about myself unless it is a situation like this where I was recognized for my giving to others.  At the bottom of each of my emails you will find the salutation, “It’s all about you,” for a reason.  I really do believe it is all about others.  This is why my company is called YourStories Realty.
YourStories Realty Group associated with Keller Williams Real Estate is a business known for … (8 comments)

ma real estate: It's not the Agency, it's the Agent - 04/01/13 09:00 PM
In real estate it is not the Agency it is the Agent you work with that makes the difference. There are many great Brand Agencies across the country and around the world. They provide the offices that you may or may not use, they provide training of various levels and they collect fees from you, the Agent, to deliver these services.  There are just as many boutique Agencies that don't have national brands but serve their local communities with care and quality, but is it the Agency or the Agent?  I contend that is the Agent who is either of high … (23 comments)

ma real estate: The audacity of need in home sales - 09/09/12 02:11 AM
The audacity of need in home sales can be palpable.  Every seller wants and deserves the highest value they can get for their home when they put it on the market.  Quite often a Seller with no real estate knowledge will come up with a price they feel is justified to ask and set their minds on that.  Some seller’s go even further and determine what net they need from the sale and from those two figures come up with the conclusion that they must pay a reduced commission to the professional they hire to sell this asset for them.  This … (6 comments)

ma real estate: Decision Making - 03/04/11 12:32 AM

Decision Time
Decision making is part of what defines a successful career.  Yes, you need to have rules that you don’t redefine with every turn of the whim, but how we communicate and what we say in those communications does change over time, especially with the internet moving at light speed.  There is no need to rehash the truth about how the internet has changed real estate.  While it will always remain a person to person business in the end, the starting line has moved to the web.  If you are not there you will be gone, simple as that.  … (8 comments)

ma real estate: Wellesley Ma Real Estate-Listen First - 02/15/11 12:11 AM
All too many Wellesley MA real estate agents want to tell  you about themselves first.  They want to share with you all their designations, the number of houses they sold, how they could sell your house better than anyone else without even knowing who any of those people may be.  I know this to be wrong for any agent, but particularly for Wellesley Ma Real Estate.  That behavior puts them in the forefront and your agent is never the first order of business in getting the house sold in my estimation.  My approach is different.
While I have my own designations, … (2 comments)

ma real estate: So, how’s it going so far? - 01/08/11 12:08 AM
We have made it to the end of the first week of the new year, how is it going for you?  Have you already found a way to not do what you planned to do?  Have you stuck with it all week, but feel weak from the work?  Is your resolve still strong and you are gaining momentum?  All of this I have seen this week and felt myself.  Resolutions are easy to make and easy to follow if you are in the right mindset and put powerful emotions to your planned actions.  There are keys to making your resolutions part … (10 comments)

ma real estate: Change for the Better, Making your career count - 01/03/11 12:23 AM
This Goals time of year, when we assess and we reset it is always a time to look around and see what other people are doing.  For me I was looking for a group of people who were like minded.  People who wanted to demonstrate a professional, consistent approach to our industry and wanted to be proud of what they did and how they did it at the end of the day.  Other people want other things.  Some may need more education and training on a daily basis, some want none of that.  Our business is so varied because the public … (1 comments)
