norfolk county: Business relationships drive business.YourStories Realty Group with KW - 04/22/14 10:52 PM

Business relationships drive business. The company you keep, the friends you make in your career, in many ways are a reflection of your career.  If the people you work with are calm and organized chances are you highly value those traits.  Working with good people can make the difference in your professional life.  I have always looked to people working at the top of the profession for insight and wisdom.  Gary Keller says, “Success leaves clues.”  I completely agree.  You can tell when someone is practicing mastery what they are doing, and how they do it..  This is true in … (3 comments)

As we continue to stumble through the lowest interest rates since the 1970′s due to the meltdown of our banking system and their practice of marketing mortgage backed securities several years ago we don’t want to miss the opportunities that exist right now.  Let’s put this in perspective.  Since 9172 the average interest rate has been 8.92%.  Right now you can get quoted an interest rate below 3% for some products.  That is less than half of what the interest rates have been on average.  It is true that you don’t live with the “price” of a home … (3 comments)

Posted on February 10, 2011 by Larry Lawfer Milton, MA 02186 market reports show the active and sold single family homes over the last three months.  I take this approach because it is the same approach that the banks and lenders take when looking at valuing homes for sales and loans.

There are 66 active home for sale with an Average list price of $851,089.  These home are on the market for an average of 188.02 Days (DOM).  Keep in mind that these are averages … (2 comments)

norfolk county: For Sale by Owners Manual-Making the Decision - 02/02/11 12:01 AM
Selling your home is a process that has a multitude of details, that when taken care if in proper order will net you more money in less time.  That is the simple truth.  It is also true that anyone, by law, can undertake this process by and for themselves.  The quick and obvious reason to do this is because you don’t have to pay a professional for help.  That act on it’s face puts money in your pocket. You can also do your own taxes, write your own will, and diagnose your own illnesses using on-line tools.  You got that going … (4 comments)

norfolk county: Be the voice of reason - 01/12/11 12:15 AM
Newspapers and the electronic media continue to spew inaccurate, or misleading information about the state of the housing market and this perpetuates the fear in the public.  We, as real estate professionals, need to be the voice of reason.  Make it point to reach out to your clients and prospects providing them a fuller and less biased view of the real estate market.  There are still foreclosures and there will be more to come, this is true but the true facts here in Massachusetts as in other areas of the country is that prices have stabilized and in some cases moved … (7 comments)

norfolk county: Real Estate Friends - 01/04/11 11:54 PM
Real Estate is like every industry.  There are honest hard working people, there are people cutting corners, there are people with no clue and there are brilliant people.  The trick is to surround yourself with the best possible people out there.  Find people who are using techniques and tactics that are better than what you are currently using. Engage these people. Since most of us are proud of our hard work and, if you don’t directly compete in our area, are happy to share with you what they have learned through their efforts.
On the flip side of this equation are … (3 comments)

norfolk county: Pre-visualization or fooling yourself? - 12/20/10 02:24 AM
Pre-visualization is a powerful skill that helps people with a solid dream and plan to get there.  Saying you are something that you are not and making all your efforts to convince people of that fact rather than do any of the work to get there, is a waste of your time and the people you are trying to convince.  Actions talk, and BS walks is the only path to success.  The BS way falls into "you can fool some of the people some of the time..."  Pay attention to what you are thinking and doing and you can make progress.  … (4 comments)

norfolk county: Not always motivated, no problem - 12/15/10 12:06 AM
No one runs at full speed all the time.  The very fact we call it full speed is because it is in contrast to other speeds you may be running.  Everyone has both good and bad days, again there is contrast which tells us so.  I have always been a big believer in constant and never ending improvement (CANI-for those in the know), but when I think of that it occurs to me if you live your life that way that you might achieve perfection at some point.  I am not sure perfection is the goal, but doing well every day … (4 comments)

norfolk county: 10 things I love about Real Estate - 12/10/10 12:37 AM
Real Estate, they are not making anymore and to me this means it is knowable.  I can know the land, the houses, the community and the people who live there.  I like knowing  because I am paid for my knowledge and not just information. It is immutable.  What is yours is yours, it is different than the others and you can own it and make it your own in most any way you want. (that is unless you have some HOA that wants to control you) People build on it and people live in those buildings.  That means that you can … (7 comments)

norfolk county: The oak sleeps in the acorn - 12/09/10 10:20 AM
The oak sleeps in the acorn. The eagle dreams of flying while still in the shell.  What kind of a year are you planning for yourself as you write your goals.  Are you thinking wealth strategies, or are you planning to work harder in hopes of doing better.  I want to share a story of success with you.  I met Green Bay Greg on a mastermind conference call set up by an agent in Pennsylvania this year. Both Greg and I were invited into their secret club for a brief period of time.  They were hoping to recruit us to their … (4 comments)

norfolk county: Selling Papers, Selling half truths - 12/07/10 11:48 PM
Well they did it again, another front page article about the devastation of the the real estate industry by the Boston Globe.  As they fight to keep their doors open they continue to look for the Rupert Murdoch type story.  In this one they found a couple who are making combined over a six figure income in their jobs and they want to stay renting.  They are quoted as saying about the economy, “It seems like an unsteady time.  The housing market’s a mess.”  The headline for this clunker is Rentals soar as more people steer clear of home-ownership.
The author … (4 comments)

norfolk county: December Newsletter - 12/03/10 12:19 AM
Finding the right template to use for your communications is important. Trying to find content that people are interested in is the first step. Getting in front of those people is another step. Engaging them in some kind of dialogue, relationship, or in you just being a plain resource is the ultimate step-engagement. As I start here at RE/MAX I am working through learning RE/MAX Design center.  I will want to make use of the tools the brand offers and a great deal is offered.  For me it has to work in conjunction with Top Producer and that is what I … (2 comments)

norfolk county: What is asked. - 12/01/10 11:54 PM
I have a friend who allows himself to have bad Tuesday’s. It seemed that when he was feeling his worst and he thought about it, it was always Tuesday. So when Tuesday rolls around he is ready to roll over. Not that any of us can roll over, but we all feel like that at times. Yesterday was my Tuesday and I thought of calling my friend. Then I realized having a bad day is not news, we all have bad days. I began to think about why I was thinking about bad days and it had to do with some … (3 comments)

norfolk county: What have I done for you lately? - 11/29/10 11:41 PM
In answer to the many people who have asked me for some more material about what we spoke about in your offices.  Social Media marketing and storyteller marketing for the real estate industry is going to change the way people buy and sell homes.  This industry is already changed completely with the use of the internet.  More the 85% of ALL people begin their search for homes on line.  This goes on for several weeks before any agent is contacted.  At the point of needing an agent it is usually connected to getting into a house that they have located and, … (6 comments)

norfolk county: I am Thankful for… - 11/23/10 05:14 AM
I am thankful for so many things and first on that list is the continued good health and habits of my family and dear friends.  I am thankful for all that I have learned and experienced this year and so look forward to continuing to grow and show what I have learned.  I am grateful to be back with my family using my cameras and storytelling skills in my neighborhoods.  I can’t wait to share with you the history of places like Wellesley, Natick, Dedham, Needham and my home town Milton.  There is so much history in the architecture, industries, manufacturing, … (2 comments)

norfolk county: Things I know and things I do - 11/22/10 12:01 AM
I don’t always do what I know, and sometimes I know what I am not doing, but that doesn’t stop me.  Or should it?  Massachusetts land and housing laws go back for hundreds of years and that is comforting to me. There is a real sense of place and ownership about land and homes that is very American to me.  I do believe home ownership is a privilege open to everyone who is qualified.  Right now those qualifications are very stringent.  That is another story.
With ownership comes the pride of that owning.  The time spent taking care of the place … (6 comments)

norfolk county: Anguilla Villa for Sale - 11/18/10 12:05 AM
As the temperatures here in New England are falling faster than the leaves piling up memories of lazy days on the beach it is time to ask a question, “Do you know Anguilla, British West Indies?”  If you do you can skip this blog and come back soon for the specifics on the magnificent villa that is on the market right now.  Villas of this type in a place like Anguilla rarely come on the market at any price.  Today, as the rains thankfully will not give way to snow and thoughts of Thanksgiving fill our shelves with delights let’s talk … (0 comments)

norfolk county: Simple Math for Banks - 11/16/10 11:56 PM
The front page of today’s Boston Globe had a feature article about the foreclosure auctions in this area.  The process here in Massachusetts is different than in other states. In MA the auction is held at the house.  Auctions rarely take long, but the devastation is long lasting for the former homeowner and the neighborhood.  Banks just don’t get this.
There is no doubt some people should not have been given no income verification loans, and that some ARM were set up so the homeowner would fail, but for a large part of the homeowning public they are just underwater due … (1 comments)
