I recently decided to drink the kool-aid that Keller Williams has been offering. I am relatively new to the business at 3 years, four months, but still feel as though I am learning each day. From what I read here on Active Rain this process can continue throughout my career and this pleases me. The view from outside the Keller Williams family in is that these agents are on to something, but you have to drink their kool-aid to be one of them. Real Estate is not for the feint of heart and that is for sure. There are always issues that must be dealt with. Lies are part of it, so is cheating and emotional responses. One day you world is perfect, then that phone call comes in that turns everything upside down. Like they do in professional sports, the best approach is never get too high or too low, because the game is ongoing and the season isn't over. What do you do when you have your day blow up? When your voice goes quiet it can be very disconcerting. I loved my routines of blogging everyday. I loved and still love the Active Rain community. I look here far more for excellent answers to complex real estate situations than I ever do going to my current Broker/Owner. The vast knowledge and the free and open dialogue is one of the true assets in this industry. I am blessed to be a part of this community and to add my voice about Storyteller Marketing. Wellesley, MA Annual Market Report 2012 includes all the activity throughout 2012. It was a year of some returns which is good for both buyers and sellers. The slow climb back from the drop off is welcome news for everyone. While Wellesley and some of the surrounding towns were not as devastated as others in the melt down of real estate beginning way back a the top of the market in 2007 and continuing the pendulum swing through 2009 and mid 2010 the swing is on the upwards trend again. Wellesley, MA Single Family Market Report Oct 2012 has 149 homes that are either for sale, under agreement, sold, expired or canceled. This is a good bit of activity and continues to show the values for homes and the interest in real estate is there. At this time next month we will be through this horrible political season and as far as I am concerned couldn’t come sooner. Wellesley, MA Residential Market Report GBAR July 12. Closed Sales up by 50%, Median price slightly down from year to year. Things are good and getting better. The pendulum is swinging and the upside is in front of us. We have felt the lift all this year, but in particular through the summer and up to this month. The incredible recession/depression we have experienced beginning it’s downturn in 2008 was delivered to us by the Banks and Greed. Banks were allowing anyone to buy a home. No interest loans, no down payment, no credit check was the order of the day for most banks who were reaping enormous profits selling these bad loans in packaged Mortgage backed Securities. Wellesley, MA Residential Housing Report July 2012, this summer has been sizzling in real estate. The long awaited resurgence of the industry it helping to drive the economy. Prices are still low, but creeping upwards this last month, and the interest rates, still historically low, are threatening to move up. Industry thinking is that when the interest rates move, they will do so quickly and dramatically. Wellesley MA had a total of 171 listed homes in the Active, Under Agreement, Sold, Expired and Canceled on the MLS. Coming up on the end of my second year in this business I have taken this morning to look back. I remember so clearly sitting in the license testing room with maybe 23 other people and thinking this is going to be fun. Well, fun it has been along with agonizing, frustrating, exhilarating and exhausting. On balance, I am loving it. Luxury, Value, Location and New, what more do you want? These benefits are on most buyers mind in every transaction. It seems to be a balance when you get to the final decision. For instance, you want luxury and you need value--fact is they can be one in the same, but you have to define things in the narrow. It is one of those places that you would never stumble along, but once you find it you never want to leave. Two dwellings means rental income form one. Surrounded by Morses Pond on three sides. Google Map of Shore Road Wellesley and Morses Pond Unique is a word used in real estate far too often for it to retain any meaning. How about this. A 4 bedroom, 2 bathroom raised ranch with red oak floors surrounded by waterviews on three sides, a beautiful outside screened in porch and a small rental studio apartment with the same views. You would have to say unique, right? Wellesley does not have a lot of multi family residential parcels, nor does it have many parcels with two dwellings on them. In New England weather is a force, there are seasons and clothes appropriate to those seasons, but the beauty of the landscape is for all seasons. Having coffee overlooking the pond each morning is particularly enjoyable in the Spring, Summer and Fall--not so much in the winter. 64 Shore Road in Wellesley is surrounded on three sides by Morses Pond. This unique property has 4 bedrooms and two bathrooms in the larger house and a Studio Apartment with one bedroom and one bath in the second dwelling on the property. Real Estate is change, forever and continually. The deal today is not the deal yesterday, nor is it the deal tomorrow. Opportunity comes and goes. Right now it i coming. By all indications predicted and transipiring the real estate market is picking up because there is some confidence building, some restrictions lifting and some political pressures for the news to turn brighter, and it is. Word of bidding wars has returned, but before you get too giddy, word is also that more foreclosures are about to be released because of the settlement between the government and many large banks, like Bank (16 comments)

This month has been big for me. I have been an agent in MA for 18 months now and have already won some awards. My commissions in my first year were just below $100,000 which put me in the Executive Club for the REMAX system. Not bad, but I wanted to do better and I will this year. I just heard I have been named for the second time in 18 months as the "Agent of the Month" for REMAX New England. There are a lot of great agents in New England and this is quite an honor for me. Wellesley MA single family housing report Feb 2012 shows a lot of activity. There are 179 homes in the Active, Under Agreement, Sold, Expired and Canceled sectors. This is up from last month. It is clear that Spring season is upon us. 139 of this homes fall into the Active area, but many of them are showing some kind of agreement before the sale, meaning there is an Offer but they are waiting for some verification before putting the home under agreement. This is a lot of homes and will give buyers a lot of choices in almost all the categories. (4 comments)
In the financial world they have to say that past performance is no indication of future earnings. I understand why this is necessary, but it is wrong. It is especially wrong in Real Estate. An agent who has a track record of quick sales at and above the asking price is more likely to repeat that for you. An agent who has lackluster numbers is likely to do that for you as well. You have to ask yourself as a Seller, do I want to work with a top agent who can get my house sold, or do I want (4 comments)

Wellesley, MA Single Family Housing Report January 2012. Always lots of activity in Wellesley, MA with 158 homes in the Active, Under Agreement, Sold, Canceled or Expired areas of MLS. There would be more homes if we could include homes in Probate and homes being sold by their owners. The days on market for the active listings indicates that there are a lot of listings that just came on the market to bring the statistic down from last month. Looking at the Under Agreement stat you can see that the DOM is still high, while the price is lower. It appears (4 comments)
