I was very pleased and honoured to be selected as a member of the Atlantic Canada Regional Mortgage Brokers Council. many Realtor's(TM) consider a mortgage broker as a strong member of their home buying team.Because of this I thought it appropriate to write an article in support of this council and CAAMP our national association. Here membership does have definite benifits one of those benefits being training.I believe understanding financing is one of the key aspects of being a successful Realtor(TM) Membership in CAAMP is not that expensive and You can learn a lot from taking the on line courses. Social media is fast becoming one of the most useful tools you can use to promote your services on line. One of the tools I use to track my progress is Empire Avenue. Empire Avenue actualy tracks your social media activity in your chosen niche (real estate) and awards you a ranking by your activity. Worth checking out . Another tool I use is twitteradder. This soft ware helps you automate your twitter account. I am of the opinion there are two types of home sellers. One home seller treats the real estate market like the lottery. (You can't win it if you are not in it.) They are under no pressure to sell and will only sell if they get enough money. The second seller needs to sell. They can not wait for the market to catch up to their price. I believe both listings are worth taking. A sign on a beautiful over priced home will generate buyers inquiries that you can convert to prospects. We all understand most of our closings (0 comments)

A Penny For Your Thoughts A penny for your thoughts? My mother would often ask me that question while I was growing up. Another saying regarding pennies was “Find a penny and pick it up. All day long you will have good luck.” My wife has a saying everything comes in threes. For example I might be dealing with two customers named Brian and with out a doubt and a very short period of time I would find myself dealing with a third Brian. I have appraised most types of real estate including dance halls, taverns, convience Stores, dairy farms, timber land, service stations, fish plants, islands, cemeteries, churches, apartment buildings, commercial buildings and warehouses. I have appraised professional buildings for vets, doctors, dentists, insurance agencies, real estate brokers and most small business’s. I have appraised rock quarries, gravel pits, salvage yards, camp grounds, motels, development land, car dealers and body shops. I have appraised thousands of homes and cottages. Mortgage Advice Amidst all the recent financial doom and gloom there is one positive result. Interest rates are going to be low for awhile. Any one renewing or obtaining a mortgage can feel a lot safer going with an open variable rate. The last I checked I could get an open variable mortgage at 2.25% with the 5 year term being close to 4%. That’s a difference of 1.75% those savings can be substantial. For example if you are renewing a $200,000 mortgage that difference would save you $3500 per year in interest charges. Over 5 years that would (2 comments)

Hants Report August 2011 DO YOU HAVE A SYSTEM ? Hello everyone. Well here we are half way through summer. This has been one of my busiest years and my efforts on line have produced some fantastic results. Particularly amazing when you consider the Chaos our industry seems to be going through. So far this year I have listed 123 properties and had 60 transactions well on my way to my goal of 100 transactions. (Note: The average transactions in Canada in 2010 for members of CREA were 6 and the average for a RE-Max agent was 18.) I am not (4 comments)
