bank repo: What is a Short Sale? - 02/02/10 10:32 AM
A "Short Sale" is when a home seller sells his home for a lesser amount than what is owed on his mortgage, and the mortgage lender agrees to accept the lesser amount in lieu of a full payoff. By way of example, a Short Sale may be appropriate for a home seller whose mortgage balance is $250,000 but whose home wouldn't sell for more than $220,000. Rather than pay the $30,000 difference to the lender at the time of sale, the seller enters into an agreement with the lender by which all sale proceeds are paid to the bank and

bank repo: Get The Credit You Deserve! - 12/31/09 03:09 PM
Mortgage applications are being reviewed far more thoroughly now than in the past, and your credit score should be 680 or higher to qualify for the best interest rates. So how do you determine your score, and know you're getting the credit you deserve? Everyone is allowed one free credit report per year from the three reporting agencies (Experian, Equifax and TransUnion). Review the reports for accuracy and act quickly to correct any errors or omissions. Approximately 35% of your credit score is based on the timeliness of your payments. Make sure that no late payments older than seven years

bank repo: LITTLE STEPS UP TO THE LEAP! - 12/22/09 10:19 AM
As you've already read here, conditions are ripe to become a homeowner, and it's time to determine if you're ready to make the leap. While the price of the home is the largest factor, don't forget about loan fees and closing costs, which add to your total financed amount. Since banks are stricter in their lending, Step One is to polish up your credit report. A higher score gives you more power when it comes to negotiating terms and interest rates. Similarly, a larger downpayment will positively affect your mortgage terms and reduce the amount you have to finance. If

bank repo: Sixth graders from Costa Mesa commit random acts of kindness! - 12/17/09 05:26 PM
We are so proud of this Weichman Realtor's client! He is one of the fine teachers at our Costa Mesa schools! Please read this article courtesy of the Orange Count Register! A good deed could involve opening the door for a senior, making a card for a child coping with an illness or treating a struggling neighbor to dinner. For 34 Adams Elementary School sixth-graders, it meant committing random acts of kindness at the Target store on Harbor Boulevard in Costa Mesa this morning. "We're surprised to see all of the kids," said Target shopper Veronica Rabago, who along with her

bank repo: ALL IN THE FAMILY - 12/05/09 07:08 AM
Many areas of the country are experiencing buyers markets, and current tax laws make this a very attractive time for parents to help their children become homeowners. Prices and interest rates may never be lower than they are now, so strongly consider this potential investment in your children's future. As parents, you can provide a significant down payment, free of taxation. Individuals may gift up to $13,000 per year, so two parents making gifts to their child and spouse can give a total of $52,000 in one year without paying gift tax! Above and beyond the outright gift, you may

bank repo: New Foreclosure Alternative Program Just Annouced! - 05/15/09 10:05 AM
Good news from Washington, D.C., today. The Obama administration announced new details under its Foreclosure Alternatives Program (FAP) enabling servicers and borrowers to pursue short sales and deeds-in-lieu (DIL) of foreclosure in cases where the borrower is generally eligible for a Making Home Affordable modification but does not qualify or is unable to successfully complete the three month trial period. The program, effective through 2012, requires that prior to proceeding with a foreclosure, servicers must determine if a short sale is appropriate. We're gratified that the administration has recognized the need to streamline the short sale and deeds-in-lieu processes, and has

bank repo: NO “CHICKEN LITTLE”! - 05/08/09 04:37 PM
If you're a homeowner, what do falling prices mean to you? You might assume that it's a bad time to sell. But guess what? It could mean it's the perfect time to buy the home of your dreams! Do the math, and you see that market downturns can actually work in your favor. Homes are listing at prices that are truly affordable. If you've already built equity in your current home, you could parlay that into the purchase of a terrific property. When prices do rise again, and you know they will, you will have made an excellent investment for

bank repo: TIME TO MAKE LEMONADE - 02/02/09 08:38 AM
TIME TO MAKE LEMONADE When one hears the word "foreclosure," images are conjured of families unable to meet their loan commitments, and forced to consider unpleasant options. However, it's not only homeowners that suffer from a foreclosure. Renters can be "out on the street" if their landlord defaults on mortgage payments. A report from the Mortgage Bankers Association states that nearly 20% of recent foreclosures have been against investors who did not live in the property, and even tenants in good standing face having to vacate the premises if they're renting one of these properties. Why mention this gloom and

bank repo: WAKE UP FROM THE AMERICAN NIGHTMARE - 01/18/09 02:18 PM
WAKE UP FROM THE AMERICAN NIGHTMARE Effective October 1, 2008, a housing bill was passed to help both troubled borrowers and lenders. At-risk borrowers whose loans originated between January 2005 and June 2007 may be eligible to refinance their unaffordable mortgages into low-cost, fixed-rate loans insured by the Federal Housing Administration (FHA). Whether current or in default, at least 31% of the borrower's monthly income must be tied to paying the mortgage debt. Other requirements come in to play that have to do with the total debt owed and any secondary financing. Borrowers may get information from their current lender or

bank repo: Orange County Real Estate Update - 01/12/09 10:21 AM
Here's the countywide data, as of last Thursday (1/8/2009) , for listings; deals pending; market time in months; vs. 2 weeks ago, a year ago and 2 years ago... As you can see by the above figures the $250,000 - $500,000 price range has improved dramatically over the last two years while the million dollar plus market is starting to see supply grow and the marketing times lengthen. The $500,000 - $750,000 is also seeing some improvement as well. FHA and VA buyers are coming into the market due to the attractive financing that is being offered. VA buyers can still purchase with no money

bank repo: What is a Short Sale? - 11/16/08 09:42 AM
A short sale occurs when the proceeds of a real estate sale fall short of the balance owed on the property.[1] In a short sale, the bank or mortgage lender agrees to discount a loan balance due to an economic or financial hardship on the part of the mortgagor. This negotiation is all done through communication with a bank's Loss mitigation department. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender, sometimes (but not always) in full satisfaction of the debt. In such
