orange county: Easy Communication with Your Costa Mesa Agent—It’s Vital! - 05/08/18 12:15 PM
One of the most important yet seldom discussed factors that should rate near the top of your list of requirements for a Costa Mesa agent is how comfortable you feel in conversation with him or her. What might sound like New Age feel-goodery is actually a crucial ingredient in the buying and selling of Costa Mesa homes.
Selecting a real estate agent is more than a personnel decision—it also becomes a pivotal team-building exercise.
Professional qualifications necessarily come first. In addition to being licensed to carry out the duties and obligations required by the California authorities, the agent you tap should be able … (0 comments)

orange county: Turning Costa Mesa First-Time Homebuyers into Believers - 03/12/18 10:05 AM
Last week’s short news item could serve as inspiration for future Costa Mesa first-time homebuyers—especially for those who haven’t yet considered the possibility of owning their own Costa Mesa home.
The item in question was news of the passing of the English athlete, Sir Roger Bannister. If that name isn’t familiar, it’s because Bannister’s story has long since faded from the headlines. But Bannister was a hero who changed the path of more than just sports history.
His triumph took place in 1954. A mid-distance runner, he had considered giving up the sport after his failure to win a medal in the 1952 … (0 comments)

orange county: California Real Estate Market is Improving- According to the California Association of Realtors! - 10/31/08 01:11 AM

According to the California Association of Realtors statewide sales in September surpassed the 500,000 mark for the first time in more than two years, rising 2.3 percent compared with August, and 96.7 percent from a year ago. The dramatic increase in sales can be attributed to weakness in the market from a year ago with the early onset of the credit crunch. Similar increases in sales occurred in the early 1980s when the market was climbing out of a comparatively steep downturn in sales. The market is expected to register significant year-to-year percentage gains in the coming months as current … (2 comments)

orange county: STEPPING UP TO DOWN MARKETS! - 08/08/08 03:33 AM

STEPPING UP TO DOWN MARKETS!

Remember the ancient curse, "May you live in interesting times"?  While many are indeed cursing the current real estate climate, others see opportunities.  In a "soft" market, the short-term options dwindle, but seasoned investors in for the long haul are positioned to take advantage.

In the words of billionaire J. Paul Getty, "Buy when everyone else is selling and hold until everyone else is buying."  Just like the stock market, more money is often made in a down cycle than in an up market.
Slower times encourage sellers to be … (2 comments)

orange county: Why Advertising Won't Work! - 07/28/08 04:45 PM
Why Advertising Won't Work
As you prepare to sell your home, you'll probably consider the best way to advertise it.  Surprisingly, advertising doesn't work.  But marketing does, and there is a big difference.  An agent will be more involved in "marketing" your home, and here's why.
A photo and description of your home's features, in a newspaper or magazine or online, is simply "advertising," and is not going to generate much interest.  A recent consumer survey conducted by the National Association of REALTORS® revealed that fewer than 5 percent of buyers found these ads helpful in selecting homes.
While ads focus … (0 comments)

orange county: MID-YEAR FORECAST UPDATE FOR THE CALIFORNIA REAL ESTATE MARKET - 07/02/08 06:22 AM

MID-YEAR FORECAST UPDATEFollowing 13 months of sales below 400,000 homes, sales of existing detached homes in California in the month of May rose to 423,700 units on a seasonally adjusted and annualized basis. This corresponded to a 15.5 percent increase from the April figure of 366,720 homes, and an 18.1 percent year-to-year gain from the May 2007 figure of 358,640 homes. This was the second consecutive year-to-year gain, following a 30-month string of year-to-year percentage decreases that began in October 2005. orange county: TIMING ISN'T EVERYTHING IN THE COSTA MESA REAL ESTATE MARKET! - 07/01/08 08:51 AM

TIMING ISN'T EVERYTHING!
In light of declining sales and tougher loan requirements, many potential buyers are asking if they should buy now, or wait several months before moving forward with a decision.  The thing is, you can't time the real estate market any more than you can time the stock market.  Simply put, the best time to buy is simply when you need to do so.
Start searching now, targeting your preferred location in your community and getting a sense of the trends.  Call me to gauge listing times, list-to-sale ratios, and contract terms.  There's no such thing as a "national" … (0 comments)

orange county: IT TAKES MONEY TO SAVE MONEY! - 06/23/08 06:39 PM

IT TAKES MONEY TO SAVE MONEY!
Okay, you've found the home of your dreams.  You've determined how much you can afford because you've already been pre-approved by your lender, and your offer has been accepted.  But wait.  If you're financing the purchase, like almost everyone does, you'll actually be paying more than the final sale price of the home.
Many buyers don't stop to think about how much they'll really be paying for their home by the time they've reached the final payment.  It's worth considering, and it makes it evident that you should shop around and get the best … (0 comments)
