realtors: nwRealty Network Performance 12/18/07 thru 1/17/08 - 01/16/08 06:36 PM
Although the frequency of buyer leads remained the same as during the Thanksgiving - Chrismas holiday period, total exposure reflected the traditional New Year spike. This seasonal surge of activity usually lasts well into February. Listing agents and brokers continue to benefit the most from our marketing system. Since December 18th 2007 we've delivered the following results to our Network Members ... Lead Generation:On average each member real estate agent/brokerage received 3 leads (same as last month) with brokers and agents in South King County and Pierce County receiving an above average number. Web Site Visitor Referrals: On average we referred 11 visitors (up from 9 last month) to each member's real estate

realtors: nwRealty Network Performance 11/16 - 12/17 2007 - 12/17/07 03:13 PM
Leads and exposure dropped slightly due to the post-Thanksgiving and Christmas shopping diversions. We anticipate the seasonal spike to begin on 12/26 and last into early February. Agents and brokers with listings continue to benefit the greatest from our system. Between November 15th and December 16th 2007, we've delivered the following benefits to our Network Members ... Lead Generation:On average each member real estate agent/brokerage received 3 leads with brokers and agents in Tacoma and Pierce County receiving an above average number. Web Site Visitor Referrals: On average we referred 9 visitors to each member's real estate website. Visitor "click-thrus" remained consistent across all market areas but our network members in the

realtors: Real Estate eFlyer Complaints - 12/04/07 12:25 PM
The NWMLS recently advised its members "be selective when sending out emails regarding your listings to other members and agents" noting numerous complaints from members receiving unwanted emails from other members regarding listings. Most complaints are from members receiving emails about listings out of their service area. An example of abuse is an agent from the Bellevue workingprimarily on the eastside of King County receiving eflyers abouta listing in Bremerton which is in Kitsap County. We frequently receive eflyers about Olympia properties while our immediate area is Edgewood and Puyallup real estate. Agents don't want these "junk" eflyers especially for distant listings. The NWMLS emphasized that our registered email

realtors: Post Holiday Real Estate Rush - 11/30/07 10:35 PM
I've observed the end of year real estate phenomena since 1996 and so far it has proven a reliable event. Buyers that need to make a move but for unknown reasons haven't seem to come out of the woodwork when the traditional celebrations are over. The decrease of real estate activity for this holiday season is more apparent every day. If past trends apply, this decrease will continue until the 5 or 6 days before Christmas when it virtually bottoms out for the year. But the day after Christmas the phones miraculously begin to ring again ... and email software begins chiming again marking

realtors: Washington Real Estate Commission Meeting - 11/30/07 11:09 AM
The agenda for Washington State's Real Estate Commission meeting arrived earlier this week. I've been interested in these meetings for some time and plan to attend. The meeting is 0:00 AM next Monday, December 3rd at the Double Tree Hotel in Seatac. I am particularly interested in the Education Sub-Committee's Report and meeting those commissioners. Future issues have my concern more that the current items on their portion of the agenda. The Changing Business Practices Sub-Committee is also reporting on the potential use of Licensee Finger Printing and we'll hear from the Mortgage Sub-Committee. You can sign up to receive Commission notices at the WA DOL

realtors: Black Friday - 11/24/07 12:01 AM
The retail looks forward to this day (Black Friday) with anticipation of taking their profit and loss balance sheets from the "red" and into the "black". I have another view of today. This is the first business day of the holiday season and the market traditionally plummets. There will be very little there for agents to scratch up until December 26th. On the day after Christmas real estate activity usually spikes and continues to surge until mid January. This isn't the time to beat your head against the wall trying to rustle up new business and likewise it isn't the time to just

realtors: DRIPs - 11/19/07 04:26 PM
I'm curious if many agents are getting results from DRIP marketing campaigns. (results in the form of closed transactions) I've always held that ours is a "people business" that requires relationships. Most DRIP real estate marketing material that I've seen is obviously canned and not at all personal. It's hard for me to grasp how any bonding with the recipients can occur. Granted that your name and number may be handy for them but without some deeper commitment there isn't anything to prevent them from dealing with the first REALTOR that crosses their path. With the tightening of the mortgage industry the first thing

realtors: If you list it, they will come! - 11/17/07 02:17 PM
Want Buyers? List some homes! Buyers are attracted to real estate listings like bees to honey. Everyday while talking with brokers & agents and reading blogs I hear/read "We need buyers!". Well ... you need listings! Half of the agents are preoccupied with attracting buyers and shy away from finding motivated sellers. Literally! In the NWMLS we have over 30,000 agents and only 15,000 of them have listings. Buyers really do not care how great we tell them we are. They want houses. So if you don't have any listings, they really don't see that you have much to offer them. If agents are not consistently pursuing new

realtors: nwRealty Network Performance 10/18 - 11/15 2007 - 11/16/07 10:06 PM
We're again adding more Washington real estate broker and agent members to the nwRealty Network. Agents and brokers with more listings continue to benefit the greatest from our system. Equitable numbers of exclusive leads are generation for true "Buyer's Agents". Between October 18th and November 15th 2007, we've delivered the following benefits to our Network Members ... Lead Generation:On average, over the last month each member real estate agent/brokerage received 4 leads with brokers and agents in Okanogan and Grays Harbor Counties receiving an above average number of leads (strong positioning in search engine results). Web Site Visitor Referrals: We referred an average of 16 visitors to each member's real estate website. Visitor "click-thrus" were fairly consistent

realtors: Brokerage trends - 11/16/07 08:39 PM
Several years ago I read a prediction that successful brokerages of the future would either be ... associated with a national franchise OR a small family owned mom & pop operationWell the future is here and this describes some changes that I've observed this week. First - I've noticed many "power hitting agents" step out on their own to open an independent (non-affiliated) brokerage. I suspect a motivation for their move is to get away from the 6% franchise fee. Since they've already established name recognition in their markets they aren't benefiting from franchise umbrellas like average agents. Second - I'm seeing moderate

realtors: I Are A REALTOR (education requirements) - 10/13/07 04:00 PM
"Dad! I'm quitting high school to be a REALTOR just like you!"I dread the day this nightmare comes true and I hear these words from my son or daughter. Sadly, in the State of Washington (and most other states) real estate licensees are not required to finish high school. Our state has some really outstanding elected and appointed officials, and public employees. But we have a HUGE DISPARITY within our State government that (in my opinion) must be reconciled. The stated goal of the WA State Board of Education is to "Raise student achievement dramatically" and to "Provide all students the opportunity

realtors: nwRealty Network Performance 9/18 - 10/10 2007 - 10/10/07 06:44 PM
We're about to add more Washington real estate brokers and agents as new members to the nwRealty Network. Our statistics archive isn't programmed yet, so I'm using this blog to record how we're progressing. Our system is working best for brokers and agents with at least one listing, but provides equitable lead generation for "Buyer's Agents". Between September 18th and October 10th 2007, we've delivered the following benefits to our Network Members ... Lead Generation:On average, each member real estate licensee received 3.2 leadswith brokers and agents in Grays Harbor, San Juan and Skagit Counties receiving an above average number of leads due to our strong positioning in

realtors: Results from real estate web sites? - 09/18/07 12:01 PM
Linda Futral quoted an NAR report this morning that included - REALTORS® received "four inquires from their Web site accounting for about three percent of their business". This prompts me to ask "What results (value) are you realizing from your real estate web site?" Does your site account for more or less than 3% of your business? Are you using your site as a tool in your CMA presentations to get listings? Do you refer Buyers to your site and work with them on-line? (Buyer procured by other than your web site) Do you use your site to communicate with past clients? Do you mention your site in your

realtors: "Your Account Is Blocked" & REALTOR spoofing??? - 08/27/07 10:01 AM
"Your Bank of America account is blocked!" was the opening sentence in the latest Phishing/ID theft email that arrived last night. OH NO! What do I do now! (sarcasm ... sorry) The troubling thing was another questionable email that arrived at almost the same time with the subject "Help Improve Your Local REALTOR Association". What I couldn't understandis "How did a SPAMMER figure out that I'm a REALTOR?" The message had numerous characteristics of a SPAM email and I almost deleted it. It turns out that it originated from some sort of "Strategic Consultant" hired by the Seattle King County Association of REALTORS (SKAR) ...

realtors: Who should go FSBO/Limited Svc? - 08/08/07 01:12 PM
I know that FSBO's and Limited Service providers strike a raw nerve for REALTORS® exhausting themselves to provide the absolute best possible service. But if there wasn't some basic need for limited service, it wouldn't have materialized. The most common reason Sellers give for going FSBO or hiring a limited service broker is "SAVING ALL THAT MONEY!" In reality, this is that absolute most important reason to hire a Full Service REALTOR®. A Seller's decision to go FSBO exposes them to a tremendous risk that has a great potential of costing them much more that they will ever save on listing fees.

realtors: Standing Out From the Competition - 07/06/07 09:05 PM
Some REALTORS literally stand on their head and use a variety of other questionable techniques to gain notoriety in their neighborhood, community or town. The dilemma is what do we do to demonstrate to our targeted market that we are professional, experienced and a leader in our community ... not just another licensee chasing a commission while offering nothing of real value. Traditional options are limited, but proven to work ... mailings to a farm area/group, newspaper ads, real estate magazine pages, bus stop benches, grocery carts, contests/give always, outdoor billboards. All are proven effective and make the phone ring when properly
