The act covers loans that have been secured with a mortgage for one to four family residential properties, which is enforced by the Interstate Land Sales and HUD&amp;rsquo;s Office of RESPA. Most often, this includes loans, refinances, assumptions, property investment loans, and equality lines of credit. &lt;br&gt;&lt;br&gt;The act requires borrows to receive disclosures at various times, such as the costs associated with the settlement. During the loan application process, the act requires mortgage brokers or lenders to provide borrowers with a Special Information Booklet, a Good Faith Estimate of settlement costs and a Mortgage Servicing Disclosure Statement.&lt;br&gt;&lt;br&gt;Prior to closing, an Affiliated Business Arrangement Disclosure (AfBA) is required if a settlement service provider involved a RESPA covered transaction, referring the customer to a provider when an ownership or other beneficial interest is involved. The HUD-1 Settlement Statement may also be provided, which outlines all modifications involving the borrowers and sellers connection with the statement. &lt;br&gt;&lt;br&gt;During the time of settlement, the HUD-1 Settlement Statement is provided to show settlement costs of the loan transaction, which can be provided on separate forms for the seller and borrower. The Initial Escrow Settlement is also provided to itemize the estimated taxes, insurance premiums and other changes that may have to be paid from the Escrow Account during the first twelve months of the loan. &lt;br&gt;&lt;br&gt;After the settlement, the loan services must provide borrows with the Annual Escrow Statement each year to summarize the escrow account, including deposits and payments. It&amp;rsquo;s used to notify borrowers of any shortages or surplus of the account, as well as any action that needs to be taken,. The residence must also have gas or electrical utilities. &lt;br&gt;&lt;br&gt;Only on the basis of an emergency can you enter the tenant&amp;rsquo;s property without permission. If you&amp;rsquo;re going to make repairs, alterations, conduct inspections or maintenance, you must provide the tenant with at least two days advance notice prior to entering the property.&lt;br&gt;&lt;br&gt;You have the right to enforce the rules and regulations involving your rental property, and if you should happen to change a rule or regulation, 30 days notice is needed for existing tenants. As a landlord, you maintain the right to require your tenants to act in a way that doesn&amp;rsquo;t cause disruptions to the neighborhood.&lt;/p&gt;

The nearly 9,000 acre regional park will begin construction in 2014, with an estimated $3 million price tag. With ramadas, an observatory, interpretive gardens, recreational trails and muck more, the park will be one of the Southwest Valley&amp;rsquo;s largest parks.&lt;br&gt;&lt;br&gt;According to the master development plan, the park will include hiking trails, areas for picnicking and camping, mountain biking, horseback riding and possibly four-wheeling.&amp;nbsp; The fist phase of the project will include improvements to existing trails, ramadas, kiosks, camping and parking areas. &lt;br&gt;&lt;br&gt;&lt;em&gt;&amp;ldquo;Hopefully we will have at least a couple of trailheads open by 2015,&amp;rdquo;&lt;/em&gt; said Robert Wisener, Buckeye conservation and project manager.&lt;br&gt;&lt;br&gt;Skyline Regional Park is also hoped to build a lodge for environmental education programs for school, churches and Scouts. The lodge will be unique with dorm-style quarters, restrooms and a kitchen with a cafeteria. Teaching and instructional opportunities will also be available as there will be graded, flat areas with seating. Estimated between 2021 and 2035, the second phase of the development will begin, which may include a visitor center, amphitheater and playground. &lt;br&gt;&lt;br&gt;&lt;em&gt;&amp;ldquo;I think it&amp;rsquo;s going to be a real jump-off point for the overall development of the park and the attraction that it is going to have for the community itself,&amp;rdquo;&lt;/em&gt; Larry Harmer, Buckeye planning and zoning manager&lt;br&gt;&lt;br&gt;Not only will Skyline Regional Park offer numerous recreational opportunities, but it will also preserve the pristine desert. The Bureau of Land Management and &lt;a href="http://buckeyerealestateaz.com/" title="Buckeye Steven Larson" target="_blank"&gt;Buckeye&lt;/a&gt; have reached an agreement to allow Buckeye to develop on a maximum of 73 acres, as the area is home to the endangered Sonoran Desert Tortoise. 15 acres will be used to develop new trails, while 48 acres will be used for park attractions in the Watson Road area. Right now, it&amp;rsquo;s unclear whether or not off-road vehicles will be permitted in the park; however, the Arizona Off Highway Vehicle Coalition is advocating for rock-crawling.&lt;br&gt;&lt;br&gt;Ideally located near northern Watson Road and the White Tank Mountains Regional Park, the Skyline Regional Park will offer recreational opportunities that will be a great benefit to residents of nearby communities, including the master-planned communities Verrado and Tartesso, as well as Buckeye.
