Wells Fargo/Wachovia/World Savings Bank recently unveiled a new short sale program in Central Florida that was developed for homeowners holding loans by one of the three entities.

The "Fast Track" program is one in which the short sale process has been streamlined, cutting out most of the mundane "paper collection" tasks that have been required in the past, and removing the guessing game of whether a certain offer will be accepted by pre-approving the listing price up front.

In June 2010, the Florida Association of Realtors and the Florida Bar approved and released a new “AS IS” Residential Contract For Sale and Purchase.
 
The new contract was expanded to ten pages and there were several changes that may surprise Buyers who are purchasing a home in Florida if not known about and responded to at the time of contract writing.
 
One of the additions to this contract that may impact Buyers is the paragraph titled: Property Inspection; Right to Cancel.
 
Unlike prior year contracts, the new one clearly states in italics and bold print:

As of January 1, 2009, all Buyers who are purchasing condos in Florida should be provided with a new disclosure that communicates the roles and responsibilities of the both the condo Board and individual unit owners. This disclosure, called the "Condominium Governance Form" includes information related to voting rights, time required to post notices for meetings, the election process and other matters related to condo ownership.
Developers are exempt from providing such notices; however, all other condo sales should include this mandatory disclosure as a "rider" or attachment to the Purchase and Sales Contract.

florida: Safety Fair & Farmer's Market in Lake Mary, Florida - 05/17/08 07:31 AM
The City of Lake Mary is sponsoring a "Safety Fair" on Saturday, May 31st from 9:00am-1:00pm. The Fair will be held at Lake Mary's City Hall and in Central Park, where visitors can also enjoy the Farmer's Market.
The Lake Mary Police Department, Fire Department, D.A.R.E. and other community organizations will be participating.
This year, the City is asking visitors/residents to donate their unused cell phones to the "911 Cell Phones for Seniors" Project. Donated phones are given to Seniors so that they can make emergency calls only.

This morning, I could start to feel the panic set in as I looked at the calendar...only to realize that Seminole County Public Schools are dismissing for the Summer in LESS THAN A MONTH...OH MY, it feels like just yesterday when we were buying school supplies, meeting with the teachers and yes, breathing a sigh of relief that we would have a few months of freedom from the infamous "What are we going to do this Summer?" question I'm sure many of you have been starting to hear lately.
