It seems auctions are the new 'thing' for trying to sell foreclosed properties. Property auctions are nothing new, they've been around for a long time. The last large auction I attended were auctioning off Valencia condos, a small condo conversion community located just off Maryland Parkway, about a half mile from UNLV. Some of the one bedroom condos sold for $50,000.

The city of Henderson is getting the first Green community in the state, Sommerset. This intimate community of only 48 homes will be the first community built powered by solar energy. Homes will generate their own power through rooftop solar collectors and will feature excluse GE ecomagination products, including a whole house energy monitor that will tell the homeowners how much power and water they are using per month. This coming Saturday, October 27 is the Lucky Dog Magazine's 2nd Annual Bow Wow Halloween Contest and Parade. The event will be taking place at beautiful Lake Las Vegas between 11 am and 3 pm and a portion of the proceeds will benefit Heaven Can Wait Sanctuary. It is a great way to support a great cause as well as having a great and entertaining time.

In today's market, not all news is bad news. Right now is a great time to buy a home. Interest rates are still low (and were just dropped) and there are lots of homes to choose from. With the prices of homes still out of reach for some seniors, there is a great alternative to buying a condominium or renting, River Mountain Mobile Estates. This small, well maintained community of manufactured homes is located in the city of Henderson in the southeast.
While the community does not have any amenities per say, the association fees are very low ($23) and the community has been very well maintained. More importantly, the home owners own the land their manufacturered home resides on! The community is also age restricted.

With pet ownership at an all time high, the availability of high density housing for pet owners has not been keeping pace. Some developers are taking note and I'm glad to say that Vantage is one of them. Currently Vantage is the only Henderson loft project to allow dogs up to 140 lbs. Their pet policy is based on total weight, so if you several dogs, combined they must be under a total weight of 140 pounds. Vantage will also have a large grassy area just for your pets.

17th and Vine, a mid rise condominium project in Henderson is no more. The project has been dragging its feet for the last year, claiming it was going forward despite very little construction activity. The project was adjacent to RJ Wiley on Stephanie.
Originally the project was advertised all over the valley and was not cooperating with local realtors. As the condo market started to cool, the project owners decided to re-think their marketing strategy and solicited the Las Vegas realtor community to help with the project. One of the biggest requests for information I receive is for floor plans. I've noticed that quite a few agents will not post them on their site, figuring that they'll get more leads if they make the client ask for them. I disagree and think that you are more likely to get that clients business if you give them everything they want up front. After all, why would they go anywhere else?
