I'm always on the look out for unusual homes. This "spaceship" house just went up for auction. You can watch the local news video about the house. The home is located in Signal Mountain, Tennessee. I found a few more spaceship homes around the country as well, including a few Futuro homes designed by Finnish architect Matti Suuronen. Looks like the architect for the Tennessee house took some design ideas from him. -Charles

When it comes to age restricted communities, the first name you usually think of is Del Webb. Centex Homes is planning on changing that with a foray into the retiree market with their first age restricted community, Ardiente.  This 55 and better community is located in North Las Vegas, near the huge master planned community of Aliante.

Being located in the desert, you would think that water front homes in Las Vegas wouldn't be available.  However, Lake Mead isn't the only lake in Clark County. Desert Shores is the answer. Its a beautiful master planned community situated around four man made lakes near Summerlin.  This gorgeous community is home to migrant ducks and swans as well as some lucky human residents!

Mountain's Edge is a huge master planned community in Las Vegas. The entire project will cover over 3,000 acres with over 600 acres set aside for parks and public facilities. The community will have historical as well as cultural tie-ins and will old world themed. For those of you that read my blogs, I put up a post about remodeling woes a few days ago. Last year a friend of mine was down on his luck and was looking for work.  We were thinking about having the guest bathroom re-done and he offered to do it. I was surfing and stumbled across a very interesting article from AP. It was about a poll that was conducted asking consumers about real estate.  Specifically the questions asked concerned home prices, decision factors and online home shopping.  I'm sure that most of you are familiar with the numbers released from the NAR concerned the percentage of consumers that search online for a home.  According to the Associated Press poll, 53%  of buyers used the internet to search for a home.  When asked what was most important in their search, photos came out to be the most important item, by only 19%.  Search features … (1 comments)

As little as three years ago, only a handful of home builders in Las Vegas built 100% energy star certified homes. Another couple builders had it as an option if the customer wanted it. Today, almost every new home and condo community is Energy Star certified.  For those that are environmentally or cost conscious, its a welcome change. The US Department of Energy released figures several years ago that on average, energy star homes saved home owners an estimated $6 billion in energy costs.  With the rising price of power, I'm sure that number is significantly higher today.  Has anyone else … (0 comments)

Recently the GLVAR mandated that all realtors switch over to the new Suprakey.  Aside from working basically like the old one, the new keys are now required to "update" each night, forcing you to hook the base up to a phone line in your house.  IF you forget to put the key on the charger before midnight of that day, the next day the key will not work.  It is touted as a security feature, should your key be lost or stolen it would be worthless within 24 hours.

Generally I act more as a buyer's agent and rarely take listings. Just a preference of mine, I have team members who prefer to do them. Whenever I do take a listing, I have always had a virtual tour done. I wonder if the virtual tour has made a difference in getting the property sold.  I've looked at the stats regarding the view rate, and they are usually much lower than the view rate of the listing. I'm wondering if the stats are being skewed due to consumers avoiding viewing the tour due to other reasons. Like being on dial up … (8 comments)
