The success of the District in Green Valley has not gone unnoticed by other developers. In the wake of the mortgage crisis, commercial real estate seems to be largely unaffected. So its no surprise that developers are building more mixed use projects.
Metreon Lofts is the latest entry in the mixed use market. The community is being developed by Kennedy Commercial and will be located just six miles from the Las Vegas strip on West Flamingo. There was an interesting article in our local newspaper, the Las Vegas Review Journal. At first glance, it seemed like a typical notice----another project cancellation, this time, it was Spa Lofts. What made it unusual were the quotes from another developer in town. I put up a post up about the cancellation and included his remarks. Yesterday I had some business downtown so on the way back I decided to stop by Newport Lofts since construction was just completed not to long ago. I met with the onsite agent who gave me the guided tour. The first floor still has some construction going on, as their first retail tenant is moving into the building. Residents have already starting moving in as well. Parking is located on floors 2 through 6 and the entrance is around the corner of the building, just off camera.

Thought I would put up another cancellation notice. This year there has been a few more casualties among Las Vegas lofts and condos. Although that didn't stop other developers from announcing new projects. The biggie was the cancellation of the Sandhurst. It was announced years ago, and last year the Mayor Oscar Goodman specifically asked the developer when the project would be completed at a town meeting. The other surprise was the cancellation of the Boulders condo conversion. They simply stopped work and went back to renting out the apartments. I guess some lucky tenants received some upgrades. Christropher was the first loft builder in the Summerlin master planned community. C2 Lofts is a mid-rise project (five stories) of two buildings, each housing 50 lofts. Construction is well under way and should be completed soon. Potential residents will have a choice of eight floorplans, ranging in size from approximately 1,400 to over 2,800 square feet of luxury. Each C2 loft has two garage spaces, a covered balcony, alarm system with motion detectors and a storage unit. Verge is the newest loft project to hit the downtown area. It will be located on Main street and Bonanza, just minutes from the Fremont Street experience area and the Cashman Field and Convention Center. Quite a few of the projects announced in 2004 and 2005 are rapidly finishing up construction. Newport lofts are located in downtown Las Vegas and are being developed by the Cherry group. They were the same developer for the Soho lofts (structure to the left of Newport). Construction for that project was just completed last year.

The Metropolis is the first high rise building in Las Vegas to offer lofts and flats. It was developed by Texas developer Randall Davis and is located just off of the Las Vegas strip on Desert Inn. The project was finished last year and residents were moved in before the holidays. The exterior was done in an art deco finish with lots of blue tinted glass popular in that design period.

Construction is underway on one of the downtown loft projects. The Juhl loft project will be located in downtown Las Vegas in the "art" district. The building foundation is in the process of completion. Construction crews have begun a series of concrete pours and the entire project is projected to be completed by spring of 2008. The Juhl is unique in that a consumer has a choice of roughly 100 floor plan variations to choose from. It seemed that 2006 was going to be the year of high rise cancellations. The suspension of the Curve project comes on the heels of the cancellation of Icon, Ivana and Liberty Tower earlier this year. Despite this recent suspension, the amount of projects going forward is still far more than the majority of the "experts" had predicted. Recently, Las Ramblas also joined the ranks of the dream projects.
