I am happy to report that there has been a distinct change, in the last three weeks. There is almost ZERO available standing inventory in the SFR entry level market (under $275K) in the South, Henderson (south) and Southwest portions of the Las Vegas Valley (Clark County).

Market News: Las Vegas Residential Building Permits Down 26% - 01/02/07 07:23 PM
The downward trend continues!
Only 885 Residential Building Permits were pulled for the month of November.
New sales were 2829 units in November, up slightly from October's 2606 units. The median new home price rose 11.3% for the same 12 month period but 366 high end high rise condo units … (1 comments)
