Las Vegas Area Real Estate Inventory Shortage Report! - 07/31/09 01:59 PM
The Las Vegas Area is still experiencing inventory shortage. Here is what I am seeing: Moratorium inventory is coming on to the market (Fannie/Freddie started unleashing big time end May/early June - Wells and IndyMac started their releases end June/early July.) Still haven't seen much of Bank of America or Countrywide inventory out there. I get this information from examining tax records and being an active Realtor showing these new listings. Multiple offers are streaming in still. I have heard from several REO list agents that lower cash offers may take precedent over financed offers. This is to avoid appraisal issues

The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement for June 2009. Absorption still remains high BUT is hovering around the 1 year mark. Solds have FINALLY gone from hovering the 200 unit mark and went over the 400 mark. I see improvement in this sector! Inventory has decreased (-482 units). Pending units have increased by +1000 units. Solds have increased by +99 units. The Las Vegas Valley (includes Henderson & North Las Vegas) has seen some major market stabilization in the last year! Absorption for June 2009 is a seller's market @ 2.6 months of inventory (compare it to 22.5 months inventory in Nov/Dec 2007!) Some micro-markets (ie,Foreclosures Bank Owned, REO) are extreme seller's markets where there is no mercy to the buyers, multiple offers are the norm! Inventory has fallen since last report (-188 units), Pendings have dropped -647 units Closing data is up dramatically at +383 units. Low interest rates have spurred a flurry of buyer interest & activity this December and it continues. REO sales accounted for 76% of all Las Vegas Area Valley resale closings in June 2009. REO listings account for only 23% of total resale listings. Multiple offers are streaming in as banks continue to lower to fire and auction sale prices.
