Here is what buyers received in seller paid concessions on December 2010 Las Vegas Area (Henderson - N Las Vegas - Las Vegas) Closes:
Less than $500:  71% ($500 only buys you a home warranty or (no and) an appraisal) Between $501-4000:  16% Over $4001:  13% This pretty much means that sellers aren't giving up much of anything since Las Vegas is a Seller's Market and in dire need of sellable inventory!  Inventory levels are rising just slightly and we are seeing some movement/improvement in this sector which is good news, especially for buyers who want/need closing costs!

Las Vegas Area REO Inventory has FALLEN since last report (-41 units), Under Contracts have FALLEN (-334) units  Closing data has RISEN (+453) units.  Low interest rates have spurred a flurry of buyer interest & activity  and it continues.  
REO sales accounted for 53% of all Las Vegas Area Valley resale closings in December 2010.  REO listings account for only 22% of total resale listings.

Ca$h or Credit? Las Vegas NV Area REO Financing Profiles for November 2010 (includes Henderson & North Las Vegas) - 01/16/11 12:27 PM


Cash is the obvious dominator with overall Las Vegas Area REO Purchases.  Cash not only dominates but CRUSHES financed purchases under $75000.  The primary reason is the stuff priced under $75000 is unhabitable and ineligible for financing or is condo ineligible for financing. 
Asset managers for REO also may choose cash offers that may be lower than financed simply because financed offers have exceeded their appraised price on the property or because there are less contingencies and they can close quicker (which takes the asset - or liability - off of their books quicker.)

Many people would like to roll the dice on a Las Vegas or Henderson short sale and just be done with their homes simply because they do not like what it is worth right at this moment.  Unfortunately a large percentage of lienholders will not give debt (or deficiency) forgiveness without a solid hardship.  It would be great to walk away from our assets easily without any just cause or ramifications other than saying “I don’t like what my home is worth today and it will never come back to the same amount that my mortgage is.”

It should be on every Las Vegas area resident's bucket list to go to the strip for New Years and participate in the insanity and debauchery - at least once.  I did that about a decade ago and have no incentive to go back because of the crowds.

A BPO means “Broker Price Opinion” and they are not appraisals nor should one get them confused with appraisals.  A BPO has a different purpose.  It’s almost like being a “secret shopper”.  When we are submitting comparables for a list price (NOT value, Nevada’s law is very strict,) we are also looking at a myriad of other items that may help or hurt with pricing and marketing of the home:

Las Vegas NV Area Concession Stand for November 2010 (includes Henderson & North Las Vegas) - 01/03/11 08:58 AM

Here is what buyers received in seller paid concessions on November 2010 Las Vegas Area (Henderson - N Las Vegas - Las Vegas) Closes:
Less than $500:  67% ($500 only buys you a home warranty or (no and) an appraisal) Between $501-4000:  18% Over $4001:  15% This pretty much means that sellers aren't giving up much of anything since Las Vegas is a Seller's Market and in dire need of sellable inventory!  Inventory levels are rising just slightly and we are seeing some movement/improvement in this sector which is good news, especially for buyers who want/need closing costs!

Happy New Year & Welcome to the New Nevada Energy Consumption Form! - 01/02/11 01:39 PM

Happy New Year! Las Vegas Real Estate buyers and sellers now have a new form and more due diligence that must be completed during a Las Vegas real estate transaction!
Now, buyers and sellers must complete a “Seller’s Energy Consumption Evaluation Form” courtesy of the State of Nevada Renewable Energy & Energy Efficiency Authority.  The form is mandatory HOWEVER there is a section on page 4 in the form that allows Las Vegas home buyers to waive their rights to the information in the form should they choose to waive their rights.
In a nutshell the following information should be provided completed by Las Vegas Sellers and/or Home Inspector:
