Las Vegas NV Area October 2009 REO Inventory Update: Still Very Little Inventory

Las Vegas Area REO Inventory has risen since last report (+99 units), Under Contracts have fallen (-589) units Closing data is UNCHANGED. Low interest rates have spurred a flurry of buyer interest & activity this December and it continues.

REO sales accounted for 66% of all Las Vegas Area Valley resale closings in October 2009. REO listings account for only 22% of total resale listings.

Multiple offers are streaming in as banks continue to lower to fire and auction sale prices.

Under Contract (11/15/2009): 4454
Sold October 2009: 2869
Absorption Rate: 0.8 Months (THATS LESS THAN ONE MONTH = VERY LITTLE INVENTORY)

Oh No! Not Another "Tax Credit Has Been Extended and Expanded" (for Las Vegas Real Estate) Blog Post!!!

I made over 200 comments on blog posts this past weekend and there sure are a lot of these posts out here! I am shouting it from the rooftops - NOT TO WAIT THIS TIME. With the expiration of the last one looming to be in contract on Nov 1 and closed by Nov 30, 2009.............there was a LOT OF LAST MINUTE buying fury and anxiety.

Here's the good news: Listings have gone up around 200 units.

Here's the bad news: We still only have 2.4 months of inventory = Seller's market = inventory is super slim pickins. 6 months is a stable market. We are on track for 3500-4000 units closing this month (phenomenal for November) so with that pace of closes, we still need 10000-15000 new active units put on the market to make this swing from a Seller to a Stable Market.

SO here's some sage advice if you are one of the lucky ones that qualify under the new tax credit's extended and expanded guidelines:

Save yourself some anxiety, DON'T WAIT UNTIL THE LAST MINUTE TO GO SHOPPING!!!!!!!!!!

You must be in a binding purchase contract by May 1, 2010 and you must close your purchase by July 1, 2010.

The REO (foreclosure) market is VERY low on inventory, it's tapped dry. Yes, inventory is coming on the shelves quickly but it is leaving in a fury of multiple bidding wars and going to the almighty cash buyer who can close quickly with less contingencies than a financed purchaser.

If you are financed you should consider your alternatives that have more inventory than REO (which may require a little more patience than bidding on 20+ homes!)

Las Vegas, NV Area Short Sale October 2009 Inventory Update

The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement. Absorption is moving to the stable market territory at only 6.5 months of inventory. Solds have FINALLY gone from hovering the 200 unit mark and went over the 500 mark. I see improvement in this sector! Inventory has decreased (-116 units). Pending units have increased by +179 units. Solds have increased by +96 units.

There are many reasons for the lack of closings in this market and it is outlined in this post .

Las Vegas NV Area Sold Terms & Trends for October 2009

Las Vegas Area Sold Terms - Cash, Conventional, FHA, VA, OTHER!

Although Cash lost a little ground in October (only 1%:) Cash REMAINS KING in the Las Vegas Area Real Estate Market!!! It is important for every buyer in the Las Vegas Area Real Estate Market to understand who their buyer competition is in this currently competitive seller's market LV is enjoying! It is important to understand how a seller looks at each financing type:

Cash Offers: Generally have less contingencies and quicker close times. A cash offer may be accepted even if it is lower than a financed offer.

Conventional Financing: Less strict with lender required repairs but larger down payments and more strict credit guidelines.

FHA/VA Financing: Requires more scrutiny with lender required repairs via appraisal. In general these take longer to underwrite and close so a cash or conventional offer looks more enticing to the seller. FHA Requires the deed to be seasoned for several months so some flips bought at trustee's sales are generally out as options when competing with multiple offers!

Other: Less common and creative financing types such as Lease Options, OWC (Owner Will Carry), etc. The "other" category INCLUDES auction terms!!

Economic Conditions for the Las Vegas Valley September 2009

Housing Conditions:

Foreclosure/Short Sale Listings (10/15/2009): Total Listings 10371; Short Sales: 4591, 44% of all listings; Bank Owned Listings: 2144, 21% of all listings. Short sale and REO listings consume 65% of total listings
New Home Sales (September 2009, units sold): 422 Year Change -53.4% (excl condo conversions, highrises)
New Home Sales (September 2009, median price): $208,240 Year Change -16.5% (excl condo conversions, highrises)
Existing Home Sales (September 2009, units sold): 4168 Year Change +31.9%
Existing Home Sales (September 2009, median price): $125,250 Year Change: -33.7%
New Home Permits (September 2009): 396 Year Change -14.1%
Rental Rate (MLS Monthly Average August 2009): $1477/month

My analysis: Distressed listings (foreclosures and short sales) are 65% of total listings. Credit markets must be watched as underwriting guidelines continue to tighten. Condos are barely financeable. Resale sold units and pendings remain impressive. Builders cannot compete with bank owned listing prices, thus sales remain lackluster. The rental market is softening due to all the investor/first time buyer combination of activity. This adds more supply and creates less demand.

New Residents/Employment Conditions:

New Residents (September 2009): 4669, Year Change -18.3%
Total Employment (September 2009): 854,300 Year Change -6.2%
Unemployment Rate (September 2009) 13.9%, Year Change +80.5%

My analysis: The tourism, gaming and convention numbers need to improve before these numbers improve. New Resident Count will go down if no new jobs are created. Economists are hoping that City Center brings tens of thousands of new jobs. The Las Vegas Valley has lost -72600 jobs since April 2008, however there were 7400 new jobs reported since last month. I am not optimistic that City Center can pull us out of this slump. (see Tourism/Gaming conditions below!)Unemployment rate is painful.

Tourism/Gaming Conditions:

McCarran Airport Total Passengers (September 2009): 3,336,007 Year Change -3.5%
Gaming Revenue (August 2009): $708,130,123, Year Change -6.7%
Visitor Volume (August 2009): 3,402,171, Year Change -5.3%
Convention Attendance (August 2009): 235,841, Year Change -58.9% (OUCH!, proving my point from what I am saying the last year!)
Hotel/Motel Occupancy (August 2009): 81.4% Year Change -7.8%

My analysis: There is marked improvement in this sector from last month (major exception is convention business.) This sector (tourism) needs to see some serious price corrections before we see a comeback. Corporate credit is not coming back any time soon. It will be hard to get convention attendance back up without corporate credit. Glad to see regular tourists are making their way here with the imbalance of the other numbers to replace the convention attendee numbers. Gaming and convention business is big business and those numbers MUST increase for jobs to increase and for our entire economy to stabilize. Any convention attendance decrease of over 10% is extremely painful to this economy and all the overbuilt convention space.

Maravilla at Mountains Edge is a subdivision in the growing Master Planned Community of Mountain's Edge tucked near the mountains in Southwest Las Vegas near the corner of Durango & Pyle.

The home style is hard for me to describe as I believe it is a style in the Eastern end of the US. Alleys provide access to your garages so the front of the homes have outline character and detail without the unsightly view of a garage. All front yards are required to have desert landscaping (no grass). Most of the private yards (not all) are courtyard or patio style so these homes may be a perfect fit for someone who is looking for a detached home without all the high maintenance of a large yard.

There are currently 417 single family detached homes in Miravilla at Mountain's Edge ranging from 1480-2471 square feet.

Rancho Viejo Condominiums is a gated community in Southwest Las Vegas near the corner of Buffalo & Flamingo. It is a community of condominiums. Amenities include a swimming pool, spa, exercise facilities (gym) and a clubhouse.

Rancho Viejo is close (and walking distance) to many amenities - Restaurants, Spring Valley Community park, Local Gaming, Restaurants and Professional offices.
