The Las Vegas Valley Residential Rental Market Remains Strong after a large spike in May, small dip in June and now a small spike in July. Long term residential rental landlords are winning in this market! The median rental price is up $97/month since January. The average rental price is up $251/month since January. The current median price is $1297/month and the current average price is $1546/month. There is only 2.3 months total inventory (8/12/2007) in the Las Vegas Valley MLS. Average Monthly Rental Rates in the Las Vegas Valley have soared $667/month from April to May. Average Monthly Rental Rates in April were $1537/month and average monthly rental rates in May were $2204/month. Monthly rates are up a whopping $909/month since January. Average Monthly Rental Rates in January were $1295/month. The median monthly rental rate remained stable at $1295. I actively work the rental market and started watching the stats as I watched inventory decline and prices rise in March. I expected a slight rise from May but nothing of this nature. Las Vegas Valley Rental Prices saw another serious upward tick in April ~ Monthly Rents are up $84 since March. Average Monthly Rents are up $274 since January 1, 2007. Average Monthly Rents were $1453/month in March and in April they were $1537/month. Median Rent prices rose $95 from $1200/month to $1295/month in April. This could just be a seasonal adjustment for pool homes that are in high demand this time of year but the spike is more consistent and starts earlier than previous years. Unusual for a cool spring. I have noticed a trend that affordable Las Vegas rentals are disappearing from the rental listings. I decided to delve a little deeper. Average Rent Prices have gone up from $1295 (Jan 2007) to $1453 (Mar 2007)Median Rent Prices have stayed stable at approx $1200 since July 2006There has been decent penetration in the rental market under $1300/month in February/March 2007These are only listings in the GLVAR MLS but this is a trend that shouldn't be looked at lightly. First I was accused of being a "cheerleader" instead of giving "accurate and impartial information" like Broker Bryant. Well I will honestly and openly admit I am NO Broker Bryant. No one can be sooooooooo good looking like him! Here is another difference: Broker Bryant reports on real estate from his side of the earth: Florida. While I report on mine: Nevada. What forces drive the Florida market are completely different forces driving the Nevada market and it even gets more local than that!
