Standard sellers consistently ask what updates they can do to sell their home. My answer is usually none. They are shocked.
The reason for this is that we barely have inventory – yet prices are dropping. Sometimes looking at closed comparables will show barely difference in price between a “fair” property to a “good” property to an “excellent” property.
Sellers who MUST sell in today’s distressed Las Vegas real estate environment are usually stuck between a rock and a hard place. The keyword in that sentence was “must”. No one sells a house in this environment for giggles.

Renters are becoming buyers finally as resale purchase prices drop and economic conditions in the valley are preventing high numbers of new incoming residents to move here. This has softened rental prices slightly as many investors are buying all cash in the market currently and then renting. More homes available for rent (higher supply) and less renters (lower demand.)

A CMA is short for a Comparative Market Analysis. Or in real estate speak it means it is a report on what homes are listed, pending and selling for in your area. Some may be in depth or some may be short and sweet. It is basically an opinion for setting a listing price on a home. Las Vegas Area REO Inventory has FALLEN since last report (-433 units), Under Contracts have RISEN by (+360) units Closing data has FALLEN by (-443) units. Low interest rates have spurred a flurry of buyer interest & activity and it continues.
REO sales accounted for 51% of all Las Vegas Area Valley resale closings in January 2011. REO listings account for only 19% of total resale listings.
