This time last year we had less than 3400 single-family homes sold according to the local MLS. This year we seen an 18% gain in sold single-family inventory compared to last year at this time.&lt;/div&gt;

The median price of a Las Vegas home is now $121,000.&lt;/div&gt;

Cash is still king around these parts with over 50% of homes sold in southern Nevada this February, which is consistent with what we have seen over the last 2 years. Another interesting fact is that almost 30% of Single family residential real estate sold in Las Vegas was a short sale, this is also a trend we recognized last year and reported on.&lt;/div&gt;

That is roughly 2 condos sold each day here in Las Vegas. The most active high rise condo community in regards to sales is still MGM signature condo hotel, which means that owners have an opportunity to enroll their condo into the hotels rental program to offset some of the owners carrying cost. Many buyers were able to purchase in this community for as little as $135K, which is an amazing opportunity when considering these same condos once sold brand new for over 500K just 6 years ago.&lt;/span&gt;&lt;/span&gt;

This is a catch 22 because there are some very sound safe developments around town and some not so safe or sound developments which is why anyone considering purchasing a Las Vegas High Rise Condo needs to seek competent representation before moving forward to avoid any complications that could arise from not being fully informed about a development. Last but not least let&amp;rsquo;s address the question concerning the low price points of Las Vegas high rise condos. This is not as it appears either because in certain Las Vegas High Rise Condo developments we have seen isolated pockets of appreciation which is cause d by many different factors such as less bank repos, no short sales, quick flips investors and developers still holding inventory.&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;

      <title>Las Vegas Luxury High Rise Condo Sales Activity </title>
      <description>&lt;p&gt;Its only 18 days into the New Year and we have seen 38 &lt;a href="http://makeaturner.las.mlxchange.com/"&gt;Luxury High Rise Condo &lt;/a&gt;and Condo-hotel sales recorded on the &lt;a href="http://makeaturner.las.mlxchange.com/"&gt;Las Vegas MLS&lt;/a&gt;. The median &lt;a href="http://lasvegasrealestatemtblogspotcom.wordpress.com/page/6/"&gt;sales price is $161,000 and the highest priced Luxury High Rise condo sold was for $429,900&lt;/a&gt;. 13 of the high rise condos sold were non distressed, 18 were short sales and 6 were bank owned listings. Another thing that was interesting was 35 of the 38 total condos sold were sold cash. The most active High Rise Development is The Signature at MGM Grand which had a total of 16 condos sold In the first 18 days of 2011. The Signature at MGM Grand is a Condo-Hotel Community. A Condo-Hotel is a condo community that is used both as a hotel and condo community. The community also has onsite management offering an optional rental program which allows the homeowner to enroll their condo into a rental pool managed by the hotel to offset some of the homeowners carrying cost. Below I included a table detailing information on the number of condos sold and the median sales price for each Luxury High Rise Condo and Condo-Hotel Community. It will be interesting to see how well the Luxury High Rise Community will do In the months ahead. Not too many people report about positive things happening around the valley. For example this year (2010) we are in position to close over 50,000 homes. As of today Dec 10 2010 we have closed over 41,900 homes on the MLS. The 41,900 plus homes do not include non MLS sales such as new home sales, homes sold at auction or any homes sold without a Realtor. It will be interesting to see exactly how many homes will be sold in 2010 altogether. Make sure to check back in the beginning of the year I will be posting a update sharing the exact number of homes sold in 2010 including non MLS sales. More then half the homes sold so far this year were priced under $200,000. Right now many people who were once not able to afford to purchase a home can become a homeowner and in many cases their mortgage will be cheaper than paying rent. This year interest rates hit record lows and so did home prices making it a perfect storm for Las Vegas home buyers.&lt;/p&gt;</description>

      <title>One Queensridge Las Vegas Luxury High Rise Condo Update </title>
      <description>&lt;p&gt;&lt;a href="http://lasvegasrealestatemtblogspotcom.files.wordpress.com/2010/11/queens-ridge-pic.jpg"&gt;&lt;img title="queens ridge pic" src="http://lasvegasrealestatemtblogspotcom.files.wordpress.com/2010/11/queens-ridge-pic.jpg?w=300&amp;amp;h=145" height="145" alt="" width="300"&gt;&lt;/a&gt;For several weeks now I have been watching a bank owned &lt;a href="http://lasvegasrealestatemtblogspotcom.wordpress.com/2009/02/06/ultra-luxurious-las-vegas-high-rise-condos-the-best-in-town/"&gt;One Queens Ridge Place Las Vegas Luxury High Rise condo&lt;/a&gt; that has been on the market since the end of September of this year. The condo is 3,100 sqft, it is located on the second floor with a strip view. Originally the condo was listed for $1,045,000 and was recently reduced down to $999,900. This is the second bank owned condo to come onto the market at&lt;a href="http://lasvegasrealestatemtblogspotcom.wordpress.com/2009/02/06/ultra-luxurious-las-vegas-high-rise-condos-the-best-in-town/"&gt; One Queens Ridge place&lt;/a&gt;. The last bank owned High Rise condo that came onto the market at One Queen's Ridge Place was under contract within 25 days on being active on the market. That condo was a little over 2,600 sqft and was located on the 11th floor with city and mountain views. The original list price was $952,000 and it sold for $910,000 all cash.&lt;br&gt;The activity at One Queens Ridge place is interesting; there are currently 21 available Luxury high rise condos on the resale market. Prices ranging from $725,000 to over $20,000,000. I also counted out of the 21 active listings 6 are Short sale listings and 1 is bank owned. There have been a total of 8 luxury High rise condos that have sold on the resale market this year at One Queens Ridge Place. Of the 8 listings that sold 4 were short sale, 1 was bank owned (which by the way was the lowest priced that condo sold in the development) and the other 3 were non distressed listings either from the builder or owners looking to unload their property.&lt;br&gt;I look forward to seeing what the future will be for One Queens Ridge place. The developer of this project still has unsold inventory and with the distressed listings coming on to the market it does create a great buying opportunity for buyers who are interested in purchasing a high rise home at One Queens Ridge Place. In my opinion we can expect to see in the near more distressed condos come on to the market especially the more exclusive or expensive units in the various High Rise Condo project's throughout the city.       <title>Las Vegas Real Estate- Multifamily Homes Priced Under $100,000</title>
      <description>&lt;p&gt;Over the last few months I have been watching the inventory for multifamily properties and I have seen the prices come down drastically. I remember just 2 years ago many of the same style properties were on the market listed for close to $300,000 or more here in town. Well not any more. Today I found 33 multifamily properties listed for under $100,000. Some of them are duplexes, triplexes and fourplexes. These style properties present a great investment opportunity. Instead of purchasing a single family home and anticipating on one rental check you can receive up to four rental checks each month from one property. Prices are currently low today because many people purchased these types of properties at very high price points during the boom and the rental rates were not covering their mortgages. As the market crashed/ adjusting the prices have come way .down to the point to where it makes sense to purchase these properties once again.
