Gaithersburg Homes For Sale

Home buyers and home sellers are advised to know about the conditions of the present market that will drive their purchase and sale decisions. It is best not to rely upon the national real estate figures that are mentioned in the press. The local area information is readily available from your real estate professional.

Today, in Montgomery County, Maryland, there are 2,539 homes actively listed for sale on the multiple listing service. 42 (1.02%) are lender owned foreclosures (REO). 306 (12.05%) are short sale pre-foreclosues. A quick look at these figures leads us to the conclusion that the number of foreclosure offerings is not currently having a major impact on the overall market for Montgomery County.

On the other hand, short sale offerings are adversely influencing the market since a high percentage of them will never reach settlement. Unrealistic pricing, sellers that are not prepared with the required documentation and lenders that are unwilling to accept offers are some of the reasons that many of the short sale listings end up in trustee sale auctions (foreclosure auctions at the court house steps).

Gaithersburg is in the heart of Montgomery County and is a preferred location for many families. It is nice to find a debt free city when we read about the problems faced by so many communities.
There are 238 homes for sale in Gaithersburg. If you exclude short sale and lender owned foreclosure listings, there are 188 active listings. There are 4 lender owned foreclosures (REO) on the market and 46 short sale pre-foreclosures on the multiple listing service (MRIS).

As everyone knows I am involved in the MSP Quilting Angels Group that makes beautiful quilts for Wounded soldiers and their families as well as children with cancer. In our attempt to recycle as much as possible, all of the scraps of fabric, batting are used to create "Doggie" and "Kitty" beds for this organization. We use the heavier fabrics that are donated for the exterior and all of those wonderful scraps for the interior.

If you have time and would like to help ensure that these wonderful animals are given a second chance in life feel free to join us for the concert and/or volunteer in an area that interests you.

I wanted to pass along some information regarding ones credit. This may be helpful for first time homebuyers, people who have struggled with their credit, or someone who may be trying to reestablish credit. Just a few Do's and Don'ts to help you define your New Years Resolutions for 2012

Things That Affect Your Credit Score – Do’s and Don’ts

DO pay your bills on time. - Never be more than 30 days late.
DO pay down your debts.
DON'T close your accounts
DON"T open any accounts unless absolutely necessary
DON'T file bankruptcy or foreclosure if at all possible - Both stay on your report for 10 (Ten years)
DO file disputes forms and have errors deleted from your report.
DO attempt to delete negative credit through negotiation when possible - Avoid credit repair scams.
DO communicate with your creditors if you are having financial issues or problems.
DO become an authorized user - WARNING not all creditors report and works both ways on negative accounts
DO consider secured credit cards or co-signers when trying to establish credit.
DO use QUICK or RAPID RESCORE - there is a fee and must be done though a mortgage company and/or bank.

Your credit score affects every aspect of your financial life including qualifying for loans and mortgages, your interest rates and terms, housing, insurance premiums (auto and life) even employment opportunities in some instances.

Millions of Americans have negative and unverifiable information on their credit report. Repairing and maintaining your credit profile is one of the most important financial decisions you can make for yourself and or your family.

You need to take the important step of understanding and taking control of your credit. There are Federal laws in place to ensure that you can repair problems on your credit report and increase your credit score. These laws are found in the Fair Credit Reporting Act.

Be proactive in 2012 , understand your rights and make the commitment to start today.

Ok ......... Are you ready ? Did you create your business plan for 2012 during December or did you exhale and just enjoy the Holidays ?

We all tried to create a BIG push to launch us into next year and we all ran into the same obstacles ! Right ?

Too much food , Too many parties , Too many days shopping for the perfect gifts within our budgets .... OR NOT. We all had the best of intentions , but the pretty lights and sales kept calling our attention away like the songs of the mermaids.

So now is the time to get focused , the "SPRING" market is just around the corner and you want to be prepared and ready to go. The kids are back in school , so the morning routine should force you to get up and get going. Here are a few tips to get you back on TARGET.

Go into the office early at least 2 days a week - 1 day for meetings and tour, the other for paperwork and administrative
Schedule one late day - Don't go in until Noon , but work appointments that evening or return calls, make calls
Schedule OPEN Houses - But make sure the houses have heat !
Wear your Realtor , company pins, name tags everywhere you go !
Play with your Social network - 1 hour a day utilize ActiveRain, Tweet , FB, LinkedIn or any other network you are plugged into
Find FREE internet applications that can boost your business - Postlets.com, Trulia, etc.
Write or Review your business plan and start implementing it.
Only you can close 5, 10 , 15 .... more deals this year , just like only you can loose 5, 10 or 15 pounds !

Have fun and watch your business become "ON TARGET" and then maybe you will enjoy all of December next year and have your plan completed by Thanksgiving !

I love finding new(at least NEW to me ) and innovative ideas on the Internet and this one form www.Restaurant.com is fabulous ! My girls and I travel for Competition Cheerleading and the biggest problem we encounter is finding a good place to eat. Not fast food mind you , as there is always a McDonalds close by , but something local that reflects the food of the state we are in. I often purchase gift certificates online and use the hotel zipcode as my point of reference and buy the $25.00 ones when they are on sale for $2.00. We get great food and drinks and get to sight see a little bit without breaking the bank. Well today when I went online to see if there was a SALE so I can start preparing for 2012 I was thrilled to find the "Feed it Forward" Program. You can send Forty (40) $10.00 dinner certificates via email a DAY , until the end of the year. This is a great passive Pop By for your database , even if you only send it to your "A" list you should be able to make so many people smile.
