With low interest rates buyers are seeing that now is the time to buy. And for those who were previously on the fence, the recently extended 2009 first-time home buyer tax credit is becoming the incentive they need, allowing buyers to save thousands on a new home this year.

Within the last 5 days we have received 19 new listingsin Valencia. I'm hoping this will be the start of much more homes in Valencia to come. Santa Clarita as a whole needs inventory so badly. We currently are at a 3 month supply of homes available.  With the tax credit having buyers to be under contract by April and closed by June, Valencia homes are being gobbled up as fast as they hit the market. Does it Sound to Good to Be True Because It Probably IS?
Recently out here in Santa Clarita I have seen advertising from agents offering a "45 day guarantee or Your Money Back", "45 day guarantee or I'll pay your mortgage" or the "I'll Buy your home if you buy a house listed by me" All of those slogans sound great but at what cost? What does the fine print say?

When I first got into the business I had no idea the importance of networking. I thought to myself I only have time to go into the office and do my work. I have no time or need for socializing or chit chat. I didn't realize the importance of getting to know other agents and building on those relationships.

We have some great news for your FHA buyers! 
Hud has issued a waiver that no longer requires a 90 day seasoning for properties purchased utilizing FHA financing!  This waiver goes into effect on 02/01/2010. This will allow FHA basically to finance those legitimate property flips.  ( Note:  no double escrow allowed )
