I list and sell homes in Little Egg Harbor, NJ.  That's in southern Ocean County at the Jersey Shore.  In my market, as in others I'm sure, if a seller gets a contract to purchase it's worth pursuing.  It might be a low ball offer, in which case the seller's counter is immediately declined.   But what about the sticky situation of "Additional Contractual Provisions" which is a standard section in New Jersey real estate contracts?  Some agents like to load that up with plenty of outs for their buyer's.
