It's All Local in Jersey Shore Real Estate
As if you were not already confused about the Ocean County housing market, let’s add some more head scratching news.
Friday’s Press of Atlantic City, the front page headline screams, “Existing home sales up across region”.
Today, RISMedia’s big headline is, “Existing-Home Sales Decline in March, but Inventory Down, Prices Stabilizing”.
Here in southern Ocean County, this Little Egg Harbor REALTOR® will tell you it’s different in every town:
Little Egg Harbor home sale prices will not drop much further.
Tuckerton home sale prices are the lowest they’ve been (median sale prices … (5 comments)

jersey shore: All Housing Market Trend Reports Are Not Equal! - 02/26/12 03:38 AM

All Housing Market Trend Reports Are Not Equal!
The Jersey Shore means many places to many people.  It could be a family vacation home on Long Beach Island or a bungalow in Ocean Gate. Ask anyone who lives here, they won’t tell you I’m from north or south Jersey.  They’ll tell you they live ‘down the shore’. This presents a problem when examining housing market trends in New Jersey.  Ocean County (my part of the Jersey Shore) is poorly represented in the data. The National Association of Realtors (NAR®) uses local market trend reports, but how accurate are they? Well consider NAR® reports only … (13 comments)

jersey shore: Bulb Confusion! (Friday Fotos) - 02/24/12 08:09 AM
We’re having a heat wave here at the Jersey Shore.  Temperatures have been in the high 50’s and 60’s.
It’s quite a difference from the winter of 2011 when our shovels and snow blowers were getting a real workout.
Unseasonably warm weather is welcome at the Jersey Shore…but it’s wreaking havoc in my garden.  My Jersey Shore garden is suffering bulb confusion!

Looks more like April!

jersey shore: The Jersey Shore Housing Market Heats Up! - 01/09/12 07:57 AM

The Jersey Shore Housing Market Heats Up in 2012!
Little Egg Harbor Housing Market - If the first weekend of 2012 is any indication, homes sales are on the rebound in the southern Ocean County communities of Barnegat, Manahawkin, Tuckerton and Little Egg Harbor.
Judging by the inquiries on my listings of homes for sale in Manahawkin, Little Egg Harbor and Barnegat, the race is on!
Add to that, a showing on Saturday with a follow up Sunday…the Jersey Shore housing market is poised to explode!  While the faxed contract doesn’t guarantee a closing, it’s a solid offer!
And why … (9 comments)

jersey shore: Little Egg Harbor NJ - Has the Housing Market Hit Bottom? - 12/29/11 02:11 PM
Little Egg Harbor NJ - Has the housing Market Hit Bottom?
The housing market in Little Egg Harbor slowed in 2011, and prices decreased.  But the question most asked, "Have we hit bottom?" First let's look at the figures to date for the Little Egg Harbor Housing Market in 2011.
My read; We're ready for a rebound in real estatesales and prices in Little Egg Harbor, NJ.  But take note; there will not be the extraordinary yearly/monthly increases in value that we've seen in passed year.  I think there's a leveling going on and we'll see a leveling in property values … (2 comments)

jersey shore: NJ Scores Low...Take This NJ...Let's Change That! - 11/30/11 12:41 PM
And take that we will…from the ‘What Exit’ jokes to attorneys vs chemical plants…the Garden State has been at the brunt of many jokes.  This one’s for real ... We’re rich according to tax rates but do we expect too much?  We, New Jersey, are listed as 14th out of a list of 15 as the worst run states.

jersey shore: Little Egg Harbor's Winding Run Development - An Interesting History - 11/13/11 09:06 AM
Little Egg Harbor’s Winding Run Development

The history of the Winding Run development in Little Egg Harbor at the Jersey Shore is an interesting one.
Kara Homes began construction at the height of the housing market.  At times it seemed like the price point for these homes was increasing monthly.  The sale price for these new homes topped out at almost a half million dollars.
The bottom fell out for Kara Homes, a New Jersey based development company in 2006, and they declared bankruptcy.  That was the beginning of the housing market decline in southern Ocean County.
The uncompleted … (4 comments)

jersey shore: The Jersey Shore's Unusual Fall Colors! (Silent-ish Saturday) - 10/22/11 10:12 AM
The days are getting shorter, and the nights cooler here at the Jersey Shore.  While we are not treated to the dazzling autumn colors that our neighbors to the north experience; the oak, maple and birch trees scattered among the scrub pines usually put on a colorful display. But this year, according to the atmospheric experts/prognosticators, we don't have the usual color due to high humidity.  So I've noticed other things...
I don't know what bush this is, but I took notice of the unusual color...looks more like spring than fall!  … (16 comments)

jersey shore: Get Thee Behind Me Satan! - 10/02/11 02:59 PM

Although World Animal Day isn't until October 4th, most churches celebrate World Animal Day on the Sunday closest to that date with a Blessing of the Pets.
So early this afternoon we gathered under the bells at Saint Mary's of the Pines in Manahawkin at the Jersey Shore.  It wasn't your usual chatting groups after 11:30 mass.
Let the Blessings Begin My Dad & Diego

October 4th was originally chosen for World Animal Day because it is the feast day of Francis of Assisi, the patron saint of animals.  Numerous churches throughout the world observe the Sunday closest … (4 comments)

jersey shore: It's October First...Not in Manahawkin's Ocean Acres! (Somebody's Silent) - 10/01/11 08:56 AM
It's October 1st, we all know that.  Dogs at the Jersey Shore are particularly aware of the date (October First...A Big Day at the Jersey Shore).  But is it really October 1st.  At Manahawkin's Holiday Lake, in the Country Club section of Ocean Acres it's really September 31st!
I guess that sign painter never learned the rhyme or any part of it. You know the one '30 days hath September'! jersey shore: October First...A Big Day at the Jersey Shore! - 09/30/11 08:38 AM
Today is September 30th.  That might be just another day on the calendar to most, but here are the Jersey Shore it's a big day.  It means Chowderfest on Long Beach Island is just around the corner.  It held annually the first weekend in October, and has been for 23 years.  That takes place tomorrow and Sunday (October 1st & 2nd). But October 1st has another meaning for Jersey Shore canines and their people...

jersey shore: It's Mushroom Time at the Jersey Shore (Silent-ish Saturday) - 09/24/11 01:42 PM
There's no doubt about it.  This has been one of the wettest summer's in recent memory at the Jersey Shore.  While many home owners at the Jersey Shore have low maintenance stone yards, my Ocean Acres neighborhood is a grassy wonderland.   Well, this is the New Jersey Pinelands so when you have a grassy area, that's been treated with clippings and recycled leaves you get mushrooms!
Ocean Acres Mushrooms Some can grow to be huge! They're everywhere & quite interesting! … (5 comments)

jersey shore: If You're Not Prepared, OWN UP (High Expectations or a Rant, You Decide!) - 09/09/11 03:02 PM

I got a call earlier today from an agent acting as a buyers agent.   I say to him/her...If You're Not Prepared, OWN UP! She/he said,"I called several times yesterday, and didn't get an answer".   "Guess what," I say, "Your number doesn't show up on my phone, and my office has no record of your call til 11:45 this morning,"
This was politely stated at 12:15pm today.   Shortly after 2pm the agent called back and said, "My clients will be arriving in the next 15 minutes, have you contacted the seller yet." After the agent's nasty message how I … (10 comments)

jersey shore: Mandatory Evacuation Ordered on Long Beach Island at the Jersey Shore! - 08/25/11 05:59 PM
Mandatory Evacuation Ordered on Long Beach Island at the Jersey Shore!
Ocean County emergency officials have ordered a mandatory evacuation of Long Beach Island at the Jersey Shore.  The evacuation orders take effect at 8am Friday.  Those evacuation plans followed Gov. Chris Christie declaration of a state of emergency in New Jersey earlier today.
As a barrier island, LBI is susceptible to the high winds of the hurricane, as well as the unusually high tides expected.  Officials are not taking Hurricane Irene lightly.  And they're not only concerned with our coastline.  New Jersey’s statewide average for rainfall this month is already … (6 comments)

jersey shore: Protecting Jersey Shore Pets from Heat Stress or Heat Stroke - 07/12/11 08:28 AM
With scorching heat and humidity predicted at the Jersey Shore, humans aren’t the only ones who need to take care.  Pets are highly susceptible to heat and should be given a lot of consideration as temperatures rise.
Whenever temperatures climb, provide extra drinking water. Dogs pant to cool themselves by releasing body heat, but this process also can dehydrate his body. To encourage a hot dog to drink on hot days, resupply cold water. Some people fill a dog bowl or bucket and freeze it overnight. As it melts during the day, it provides a steady supply of refreshing, cold water … (10 comments)

jersey shore: Want to Know the Real Story Behind JAWS? - 07/07/11 06:21 PM
Want some Jersey Shore history this weekend?  Visit the Tuckerton Historical Society's Museum (in Little Egg Harbor) and learn about the Jersey Shore shark attacks of 1916.

Those attacks changed our perception of sharks and even inspired a little movie you may have heard of...JAWS.
Haven't seen the 1975 film JAWS?  The story is said to take place in a quaint New England town called Amity Island. Replace the name Amity Island with the Jersey Shore, and the events of the movie and book are mirrored in the historical records of the Jersey Shore. In just 12 days, … (22 comments)
