The first quarter report of home sales in Manahawkin is a mixed bag. There's good news. In March 2011 there were 45 homes under contract and almost half of those are Manahawkin waterfront homes. So far this year, 24 waterfront homes in Manahawkin have sold.
There are 163 waterfront homes for sale, priced between $165,000 for a 'contractor's dream' on Mallard Island to $949,000 for a Barnegat Bay front home in Beach Haven West.

New listings of homes for sale in Manahawkin jumped to 90 in January, a large number even for the Jersey Shore. More homes are listed during January and February trying to appeal to vacation home buyers. The number of days on the market is up and prices are somewhat stable from December, 2010.
Nine homes sold in January 2011 were Manahawkin waterfront homes, and 3 were Manahawkin adult community homes.

There wasn’t a substantial increase in the number of homes in Manahawkin going under contract in April, in fact more homes in Manahawkin went under contract in March. The prices of homes in sold Manahawkin continued to decrease in April.

While the median price of Manahawkin homes sold in November saw a dramtic drop since one year ago, it is up from October, 2009 by about $3,000. Only 11 of the 36 Manahawkin homes that closed in November were waterfront, ranging in price from $245,000 to $600,000.
